00:01:47 00:01:52 leverage somebody else's audience that
00:01:49 00:01:53 took years and years to create without
00:01:52 00:01:56 you having to create that audience
00:01:53 00:01:58 firsthand but first let's understand one
00:01:56 00:02:00 thing about meta groups meta groups are
00:01:58 00:02:03 nothing more than a group of people
00:02:00 00:02:04 coming together with common interests so
00:02:03 00:02:06 you have groups out there that tok
00:02:04 00:02:08 about knitting you have groups that are
00:02:06 00:02:10 specifically for real estate agents
00:02:08 00:02:12 they're specifically for real estate
00:02:10 00:02:14 referrals that are specifically for buy
00:02:12 00:02:16 sell and trade they're specifically
00:02:14 00:02:18 there for real estate there's a ton of
00:02:16 00:02:20 groups out there that you can get into
00:02:18 00:02:22 and again some of these groups are
00:02:20 00:02:25 massive some of these groups have over
00:02:22 00:02:27 100 200 500 000 members within them and
00:02:25 00:02:29 how you actually get leads as a real
00:02:27 00:02:32 estate agent in these meta groups is by
00:02:29 00:02:34 providing valuable information within
00:02:32 00:02:36 these groups to get attention from the
00:02:34 00:02:37 audience that's already there and some
00:02:36 00:02:39 of these groups are so effective that
00:02:37 00:02:42 whenever you make one post it's not
00:02:39 00:02:44 uncommon to get hundreds of comments now
00:02:42 00:02:46 think about it if you get hundreds of
00:02:44 00:02:48 comments just with one post that doesn't
00:02:46 00:02:50 mean that only a couple hundred people
00:02:48 00:02:53 saw that post that means that thousands
00:02:50 00:02:56 of people saw it it's just a couple a
00:02:53 00:02:57 hundred actually commented now this is
00:02:56 00:03:00 all exposure that you didn't have to
00:02:57 00:03:01 create sure you can go on and create
00:03:00 00:03:03 your own group and i encourage you in
00:03:01 00:03:05 the future to do that but you don't have
00:03:03 00:03:07 to start there you can start leveraging
00:03:05 00:03:08 these groups from day one now what's
00:03:07 00:03:11 going to really be the difference
00:03:08 00:03:14 between these groups working for you or
00:03:11 00:03:16 not is the strategy that you put behind
00:03:14 00:03:18 every single post if you offer something
00:03:16 00:03:20 of value something truly that is
00:03:18 00:03:21 valuable to the community you're gonna
00:03:20 00:03:24 have people reaching out so to give you

00:03:29 00:03:34 sellers or homeowners is a better way of

00:03:36 00:03:41 checklist that you give to all your
00:03:38 00:03:44 clients to avoid overpaying
00:03:41 00:03:47 if you precision your value in that way

00:03:49 00:03:54 have so many people comment so many
00:03:51 00:03:56 people get into your dms and so many
00:03:54 00:03:59 leads now that meta group strategy is
00:03:56 00:04:02 all contingent upon an organic strategy
00:03:59 00:04:04 meaning you being respectful of the
00:04:02 00:04:07 group administrators and not violating
00:04:04 00:04:09 any of their rules there's also another
00:04:07 00:04:11 strategy where you can actually pay for
00:04:09 00:04:13 promotion you can reach out to these
00:04:11 00:04:15 group owners and offer to pay them fifty
00:04:13 00:04:17 dollars a hundred dollars five hundred
00:04:15 00:04:19 dollars the prices vary depending on the
00:04:17 00:04:21 audience and how valuable it is to get
00:04:19 00:04:24 in front of them and how large the group
00:04:21 00:04:28 is but you can do paid promotions to
00:04:24 00:04:30 these group owners and pay to have your
00:04:28 00:04:32 commercial run or basically pay for you
00:04:30 00:04:34 to post and there you can be a little
00:04:32 00:04:36 bit more self-promoting if that is a
00:04:34 00:04:39 word or promote yourself a little bit
00:04:36 00:04:42 more as opposed to focus a lot
00:04:39 00:04:44 on the value side you can just pay for
00:04:42 00:04:46 that exposure and there's a lot of
00:04:44 00:04:48 groups that will willingly take your
00:04:46 00:04:50 money but just a quick note before you
00:04:48 00:04:52 go off and pay all of these different
00:04:50 00:04:55 group owners make sure that you're in
00:04:52 00:04:57 that group prior to you actually paying
00:04:55 00:04:59 for promotion and seeing what the
00:04:57 00:05:01 culture is like and also seeing the
00:04:59 00:05:04 engagement in those groups because
00:05:01 00:05:07 sometimes the groups may be massive but
00:05:04 00:05:09 there's no engagement so it's a fake
00:05:07 00:05:11 audience and now for what should be your
00:05:09 00:05:13 bread and butter and that is your
00:05:11 00:05:16 personal meta profile as a quick
00:05:13 00:05:17 reminder we're just transitioning from
00:05:16 00:05:20 facebook to meta so i just have to
00:05:17 00:05:22 continue bringing that up whenever i say
00:05:20 00:05:24 meta that means facebook so your
00:05:22 00:05:26 personal facebook profile the important
00:05:24 00:05:29 thing with your profile is to create
00:05:26 00:05:31 conversations give people an invitation
00:05:29 00:05:34 to engage with you give them that
00:05:31 00:05:36 opportunity and some of the posts that i
00:05:34 00:05:38 like making include friends
00:05:36 00:05:41 who has the goal to buy a house this
00:05:38 00:05:43 year another one that i like making is
00:05:41 00:05:46 who is your preferred home insurance
00:05:43 00:05:50 provider and then another one is does it
00:05:46 00:05:53 cost more to rent or to buy notike that
00:05:50 00:05:56 these are engaging questions can you see
00:05:53 00:05:58 how posting these types of questions
00:05:56 00:06:00 would get way more engagement that if
00:05:58 00:06:02 you just said hey
00:06:00 00:06:04 i'm a real estate agent use me ask as
00:06:02 00:06:06 many questions as you possibly can to
00:06:04 00:06:08 your community and you're going to be
00:06:06 00:06:11 surprised the amount of people that
00:06:08 00:06:13 comment and who those people even are
00:06:11 00:06:15 often times whenever i post something
00:06:13 00:06:17 there's been years and years and years
00:06:15 00:06:20 since i last spoke to the individual
00:06:17 00:06:22 that ends up commenting on my post so
00:06:20 00:06:24 they've been seeing my content but
00:06:22 00:06:26 hadn't really posted or hadn't really
00:06:24 00:06:28 engaged with me until something
00:06:26 00:06:30 resonated with them and another strategy
00:06:28 00:06:32 that's going to bring a ton of
00:06:30 00:06:35 engagement but most importantly a ton of
00:06:32 00:06:37 real estate leads is leveraging your
00:06:35 00:06:38 meta stories
00:06:37 00:06:40 this is the first thing that users see
00:06:38 00:06:43 whenever they log on
00:06:40 00:06:45 they see the meta stories front and
00:06:43 00:06:48 center leverage them it can be something
00:06:45 00:06:51 so simple as documenting your day simply
00:06:48 00:06:54 share what's going on take a picture of
00:06:51 00:06:57 that crazy horse that you saw whenever
00:06:54 00:07:00 you were showing a home take a picture
00:06:57 00:07:02 of what's on the mls that is completely
00:07:00 00:07:04 ludicrous that you have no idea why a
00:07:02 00:07:07 real estate agent would upload that
00:07:04 00:07:09 image share what's going on in your day
00:07:07 00:07:13 tell people what you're doing believe it
00:07:09 00:07:15 or not your life your business is a lot
00:07:13 00:07:17 more interesting than many of the nine
00:07:15 00:07:19 to fives but the one quick strategy that
00:07:17 00:07:22 gets you a ton of leads is to take a
00:07:19 00:07:27 picture of a house that's for sale and
00:07:22 00:07:30 pose a question is this house 350 000 or
00:07:27 00:07:33 425 000 if you give people that option
00:07:30 00:07:35 give them the this or this
00:07:33 00:07:37 scenario with the house that may be on
00:07:35 00:07:40 the mls or a house that you listed or a
00:07:37 00:07:42 new construction that you went and saw
00:07:40 00:07:46 if you give people that poll question
00:07:42 00:07:48 the hey is it 350 or is it 425
00:07:46 00:07:49 if you give people that question you're
00:07:48 00:07:50 going to get a ton of engagement and
00:07:49 00:07:53 you're going to get a lot of
00:07:50 00:07:56 opportunities for you to start working
00:07:53 00:07:59 with some buyers meta reels these are a
00:07:56 00:08:02 real thing these are actually here and i
00:07:59 00:08:04 have absolutely gone bonkers yes you can
00:08:02 00:08:07 have reels on meta and what's even
00:08:04 00:08:09 crazier is that one of the agents as
00:08:07 00:08:12 part of the agent first group shout out
00:08:09 00:08:14 ravi he's actually getting paid for the
00:08:12 00:08:18 reels that he's making
00:08:14 00:08:20 that's crazy so create meta reels they
00:08:18 00:08:22 are being heavily pushed heavily
00:08:20 00:08:24 promoted today so you don't want to miss
00:08:22 00:08:26 out on that opportunity and the reels
00:08:24 00:08:29 that you can create are so simple to
00:08:26 00:08:31 deploy you can make a video that will
00:08:29 00:08:34 actually bring you business so as an
00:08:31 00:08:38 example you can create a reel of the
00:08:34 00:08:39 three steps to selling a house for more
00:08:38 00:08:42 you can just share your three steps and
00:08:39 00:08:44 boom you're out or another reel that you
00:08:42 00:08:48 can make is sharing information on how
00:08:44 00:08:50 to win in multiple offer situations
00:08:48 00:08:52 people don't expect for you to tell the
00:08:50 00:08:54 entire story in 30 seconds now you're
00:08:52 00:08:56 gonna tell most of the story you're
00:08:54 00:08:59 going to provide value within those 30
00:08:56 00:09:01 seconds but people need more clarity
00:08:59 00:09:03 people need more details and they're
00:09:01 00:09:04 going to naturally reach out to you for
00:09:03 00:09:06 those you are going to find that they
00:09:04 00:09:08 reach out to you for those details
00:09:06 00:09:11 regardless of the messes that you made
00:09:08 00:09:12 so don't be surprised if your viewers
00:09:11 00:09:15 reach out to you asking for those
00:09:12 00:09:18 details don't be surprised if somebody
00:09:15 00:09:20 gets into your dms asking hey what did
00:09:18 00:09:23 you say with those steps to raise my
00:09:20 00:09:25 credit 50 points in 15 days what were
00:09:23 00:09:27 those steps and now here's the super
00:09:25 00:09:30 important part please lean in on this
00:09:27 00:09:32 partikular point because if you do
00:09:30 00:09:34 nothing else although we've covered some
00:09:32 00:09:35 good amount of points that you really do
00:09:34 00:09:38 want to implement in your business but
00:09:35 00:09:40 if you cover nothing else or implement
00:09:38 00:09:42 nothing else outside of this one thing
00:09:40 00:09:46 you're going to be better for it and
00:09:42 00:09:48 that is completing your meta profile
00:09:46 00:09:51 there's too many secret agents out there
00:09:48 00:09:53 in my line of work i get eight to ten
00:09:51 00:09:56 friend requests every single day now
00:09:53 00:09:57 most of the friend requests get a denied
00:09:56 00:10:00 i'm not going to add you as a friend
00:09:57 00:10:03 however with that being said
00:10:00 00:10:05 every friend request that i get i click
00:10:03 00:10:06 through and i see are they even real
00:10:05 00:10:10 estate agents
00:10:06 00:10:12 and oftentimes i really have to dig i
00:10:10 00:10:14 have to really go in and see what the
00:10:12 00:10:15 last five posts what the last 10 posts
00:10:14 00:10:16 were
00:10:15 00:10:19 is this person a real estate agent
00:10:16 00:10:20 because they have no they don't have any
00:10:19 00:10:24 sign of them being an agent on their
00:10:20 00:10:26 header on their profile pic on their
00:10:24 00:10:29 places of work on their last post they
00:10:26 00:10:32 are such secret agents don't be that
00:10:29 00:10:35 agent i know it sounds dumb i know it
00:10:32 00:10:36 sounds so obvious but i also know that
00:10:35 00:10:40 one out of five of you watching right
00:10:36 00:10:42 now have a bare bones meta profile that
00:10:40 00:10:45 you haven't updated where you're working
00:10:42 00:10:49 you still have your past job from three
00:10:45 00:10:51 five jobs ago on your profile go and
00:10:49 00:10:53 update your profile allow people to see
00:10:51 00:10:55 what you're doing and you're gonna be
00:10:53 00:10:58 surprised how many people actually reach
00:10:55 00:10:59 out to you just when that change is made
00:10:58 00:11:02 and here's a little hack for you by the
00:10:59 00:11:04 way here's how you actually leverage
00:11:02 00:11:07 that complete profile from day one
00:11:04 00:11:10 facebook actually goes out and promotes
00:11:07 00:11:12 every time you change where you work
00:11:10 00:11:14 think about that for a second so if
00:11:12 00:11:16 every month you decide to update where
00:11:14 00:11:18 you work
00:11:16 00:11:20 facebook is going to go and show that on
00:11:18 00:11:22 people's news feed now you don't want to
00:11:20 00:11:25 over abuse it because they're going to
00:11:22 00:11:26 notike wow every single month you're um
00:11:25 00:11:29 it seems like you're working for the
00:11:26 00:11:31 same spot so you would be caught if you
00:11:29 00:11:32 do that very often but you're not going
00:11:31 00:11:35 to get caught if you do that every
00:11:32 00:11:37 quarter right that is a little pro tip
