Hey there! This is Aaron from Access Property Management. Today, I'm going to guide you through the process of listing and advertising your property for rent. Listing a property involves a lot of work, and it's crucial to pay attention to every step to ensure that we provide our clients with the best value for their money. So, let's dive in!
Step 1: Maintenance
Before listing your property, it's essential to make sure that all maintenance tasks are complete. Incomplete projects can give a bad first impression to potential tenants. Even if the projects can be done after a tenant moves in, it may leave a negative impact. So, it's crucial to have all maintenance tasks finished before showing the unit.
Step 2: Cleaning
Next up is cleaning. We always emphasize the importance of professional cleaning. Getting the carpets professionally cleaned and keeping the receipts to show prospects or tenants is a must. Don't skimp on hiring a professional cleaner as it's worth every penny. A clean and well-maintained property will attract potential tenants and ensure you don't scare them away.
Step 3: Taking Pictures
Now, let's move on to creating your listing. Taking good pictures is vital as it's the first impression potential tenants will have. Bad pictures can turn off tenants instantly. To get good pictures, make sure your frame is square by aligning your camera with a horizontal or vertical line in the room. Use natural light by opening the blinds and turning off room lights. Pay attention to details like adjusting blinds, closing toilet seats, and removing clutter from the picture. If you want to stage, ensure it looks neat and organized. Consider watermarking your photos to make them look more professional and deter scammers from stealing them.
Step 4: Video Tours
In addition to photos, video tours are becoming increasingly popular. Record video tours on your phone and edit them into a presentable format for prospects to view. This allows them to get a sense of the property without physically being there.
Step 5: Rent Comparisons
Before setting the rent price, it's essential to do thorough research on rental prices in your market. Look at what similar properties have rented for in the past and what is currently available. Also, consider the number of properties available for rent in your market. If there's high competition, you may want to price slightly lower to attract tenants quickly. Conversely, if there's limited availability, you can mark the rent higher without expecting a delay in leasing.
Step 6: Creating the Listing
Now comes the exciting part – creating the listing! It's crucial to be consistent across all your marketing platforms. Highlight the best features of your property and explain why it's a great place to lease. Online platforms like Zillow, Trulia, and HotPads are the primary search tools for renters. Consider using a yard sign if your property is in a busy area with significant foot or vehicle traffic. This can attract additional attention from people in the neighborhood.
Step 7: Avoid Discrimination
Lastly, it's essential to avoid discrimination when leasing and advertising your property. If you're unsure, always consult your local fair housing agency to ensure you're following the laws and regulations.
Listing and advertising your property for rent involves several crucial steps. From maintenance and cleaning to taking great pictures and creating an appealing listing, each step plays a vital role in attracting potential tenants. By following these steps and ensuring non-discriminatory practices, you'll set yourself up for success in the rental market. Former Navy Pilot Ryan Graves on His UFO Encounter
The Joe Rogan Experience: A Navy Pilot's Encounters with Unidentified Flying Objects
- Briefly introduce Ryan Graves, an ex-Navy pilot with an engineering background
- Mention his experience flying F-18s for the Navy and witnessing unidentified objects
- Ryan Graves has an engineering degree in mechanical and aerospace engineering
- He flew F-18s for the Navy operationally and as an instructor for about a decade
- Witnessed unidentified objects while flying in his jets, starting from 2013/2014
- Describes his first experience of seeing radar contacts while flying
- Upgraded radar system from apg 73 to apg 79, which allowed them to see more objects
- Objects had a different flight path, meandering and not following a straight line
Location and Airspace:
- Working area starts about 10 miles off the coast
- Objects were seen over the water and occasionally over large bays
- Not restricted airspace, but military operating area
- Permission needed to enter controlled airspace
Capabilities of Radar System:
- Upgraded radar system allowed them to track objects' kinematics
- Could determine location, direction, and speed of objects
- Objects appeared as blocks on their radar screens
Movement and Wind:
- Objects didn't follow a straight line but had a general direction
- Meandered and moved three-dimensionally
- Even with strong winds, objects appeared perfectly stationary
- Ryan Graves finds this confusing, as even with high energy, it's difficult to keep something stationary against wind
- At first, thought the radar was broken
- Didn't consider them physical objects until seeing them visually on the flare system
- Realized it was a safety hazard, even if the objects were small
Speed of Objects:
- Sometimes stationary, other times going around 0.6 to 0.8 Mach
- Speeds similar to fighter aircraft, around 240 to 330 knots
- Objects sometimes flew in a racetrack pattern, making 108-degree turns
- Ryan Graves recognizes this behavior and mentions recent cases of similar sightings on the West Coast
- Ryan Graves's encounters with unidentified objects while flying F-18s for the Navy
- Objects displayed different flight paths and speeds, sometimes appearing stationary
- Further investigation needed to understand these objects and their capabilities
How to make sure a prostitute is not a cop
Title: Tips for Ensuring a Prostitute is Not a Police Officer
## Introduction ##
So, you've decided to engage the services of a prostitute. However, you want to avoid any legal trouble, particularly getting caught by an undercover police officer. In this article, I will provide you with some tips on how to ensure that the prostitute you choose is not a police officer.
## Tip 1: The Breast Test ##
When you have found a prostitute that you like and have her in your car or a private area, simply ask her to show you her breasts. This may seem odd, but there is a reason behind it. If she is a police officer, she will not comply for a couple of reasons. First, police officers are obligated to follow the law, and there are many things they are not allowed to do, such as revealing themselves to a civilian. Additionally, a female police officer simply will not expose her breasts. On the other hand, if she is a genuine prostitute, she may be taken aback at first but will understand your concern. This test will give her assurance that you are not a police officer and will put her at ease.
## Tip 2: Money Matters ##
Another way to identify a police officer posing as a prostitute is by observing how they handle the issue of money. A police officer must ensure that you are genuinely soliciting prostitution. Therefore, they will always try to get the money upfront and make a big deal about it. They will continuously ask you if you have the money, making it a central focus of the conversation. In contrast, a real prostitute will be more relaxed about the money aspect. She will want to maintain you as a customer, so she will engage in conversation and inquire about your preferences before discussing payment. Watch out for excessive emphasis on money, as it may indicate an undercover police officer.
## Tip 3: Use Protection ##
While I'm not endorsing or encouraging engaging with prostitutes, it is essential to prioritize your safety and the safety of others if you do choose to do so. Remember that being a prostitute means having sex for money, potentially with multiple partners. Therefore, the risk of contracting sexually transmitted diseases is significantly higher. I strongly advise everyone to use protection consistently to minimize these risks for both parties involved.
## Conclusion ##
Engaging with a prostitute carries legal and health risks. However, if you decide to proceed, it is crucial to be cautious and take necessary precautions. By following the tips mentioned above, such as the breast test and observing how money is handled, you can reduce the chances of encountering an undercover police officer. Remember to prioritize your safety and the well-being of the prostitute. Stay safe and good luck.
20200116 - James "Banjo Jim" Foerch - Astronomy Slam
Alright, I'll now turn things over to our program chair to introduce our speaker and tonight's agenda. Okay, well tonight we have Jim, I'm told. He coached me on how to pronounce his last name, so I'm going to give it a shot. He says it's The Affair pronunciation. He says he got into astronomy when his sister took him out to a telescope and showed him Jupiter. That was over 30 years ago. He's a member of the Grand Rapids Club, treasurer, and one of their outreach leaders. For the last 10 years, he's been a presenter and program developer at the Chaffee Planetarium in the Grand Rapids area. At the James Bean Observatory, he enjoys showing guests Orion and telling them it's the University of Michigan. And I do the same at Cal Berkeley, both of my sons. So tonight, we're going to have an unusual main speaker topic. It's called Astronomy Slam. Take it away.
The slam part comes from poetry slam, which I participated in on occasion. To participate, you need a swell certificate, which is also your prize. Does anybody want one who doesn't have one? Guess that's it. Everybody have a certificate? Oh yes, laughter. The genesis of this was that every summer, my colleagues and I teach a bunch of seventh graders in a summer class. It's four mornings called Planetarium. And we teach these seventh graders how to choose a topic, develop a little spiel, and then show it on the dome. And on the end of the fourth morning, they bring their families and friends and do their presentations. And we end each of the other classes with a short astronomy slam. So I got the idea. If seventh graders can do it, certainly grown-up astronomy clubs can do it. So what I'm going to do now is I've given out 23 of the swell certificates. So I'm putting 23 into my random order. Music, which takes a minute because I've got big fat fingers and it's a little teeny. Well, like I can get to 24. That's okay. There is no 24. So I'm going to call the first number on my list. And if it's your number, please stand up and answer the question that I'll show as best you can. If you wish, you may call on a friend in the room for assistance. But the rule about friends is any one person can only be a friend once. So for instance, suppose one of your members was the area that I decided, you know, everybody would want to call on that person. Well, that person can answer one friend request. So the first person up is number nine. That'd be me. Alright, let's raise your right hand. Considering their etymology, astronomy and astrology should be switched. Defend or refute. Laughter. Yeah, because astronomy means naming stars, right? Yeah. Astrology means knowing stars, right? Yeah, logos astrology. Okay, it could be switched. I would say defend. I'll defend that. Yeah, okay. And why would you switch them? Because I think astrology actually was knowing, knowing your science. The word, yes. Astronomy, meaning names. That's n-y-m-y, well, except astro comes from Greek rather than Latin, so it would be a hybrid word. Yeah, but this is English. We don't have rules for words. You're pretty much right. He's right. That makes it a lot easier, doesn't it? Rules. Hey, I had one opinion, somebody else bolstered it, David disagreed, and that's fine. Onward and upward. What instrument produced the image of M87 central black hole and how does it work? I think they used, right outside the visible range, and turned it into visible ones. Yeah, so it's a radio wave image turned into a visible image. And it actually isn't the image of the black hole, it's the stuff around the black hole because a black hole admits no light, so you can't see it. There's a piece, an important piece missing from how did the instrument work? It's a combination of radio telescopes. Bingo! Yes, okay. The Event Horizon Telescope. Next one on the list is number eight. What is the Many Worlds Interpretation of quantum mechanics? Oh man. The good thing is you can't answer this wrong because there's no right answer. It's okay to say you have no idea. Yeah, do you want to call a friend? You might want to make sure that they know things, right? That's where you find out where your friends are, yeah. The Many Worlds Interpretation of quantum mechanics postulates that as different quantum superpositions resolve into one or another, the whole universe splits off into different... So it's basically multiverses. So basically, you know, you have a quantum state particle and when it breaks one way in this universe, in some other universe it breaks the other way. So as time goes on, infinite universes split off in every direction. So which is how I got to be standing here, whereas 10 minutes ago I was safe. This concept was in a story by Larry Niven in 1971 called All the Myriad Ways. Now Jonathan cannot be called on as a friend again. Yeah, any one person can only be a friend once. Okay, 22. What are shooting stars? One relates to the actual words on the screen and the other one relates to its intent. I'll answer the intent. The shooting stars are meteors. Okay, what's your other interpretation, David? I focus in on the shooting word and figure out what that really means. Oh, I think... How many relativistic jets? Right, yeah. A shooting star is a star that's shooting stuff off it. That would make a lot more... No, no, no. It's when you take your .22 out and you shoot it. That's what I'm saying. That would be what is a... Which planet has the fastest Music? Bingo! What is the first point of Aries? Oh, wow. You know what? I've heard of that before. I honestly cannot say right now. Would you like to call a friend? Anybody? Except... Oh my goodness gracious. That's where the ecliptic crosses the celestial equator, ascending or descending. Wow. Ascending, okay. Music, as defined by the IAU, only applies to our solar system, right? Okay. Number two. The Kuiper Belt is a plane or outer solar system series of bodies that are primordial matter, well beyond the orbit of Pluto and Charon, but on this side of the even larger and more spherical Oort cloud. I'll buy that, yeah. Which of the four fundamental forces is weakest? Easy peasy, number 19. Because of the Earth's rotation, objects in the sky rise and... I'd say they rise in the East and set in the West. Pretty much 27 and a half days. There's several answers, I'll buy that one. Very good. Number 23. Why are the results from the 200-year-old double-slit experiment still puzzling? Because most people really don't know what the double-slit experiment was. Applause. I don't really know what kind of casually. Yes, it had something to do with when they were shooting the atoms through the cyclotrons and they would go through two openings. Yes, it certainly is puzzling with me because it's way beyond my pay. Anybody want to at least... Because you're right, you got it. The fact that you see a two-slit pattern on this photographic film indicates that those atoms going through the slits are waves. It shows that atoms can be waves under certain circumstances, not particles. And if you shoot them one particle at a time, you still get this. They still understand, so it's like each particle goes through both slits and disagrees with itself. Right, now we're still working on that. Well, that's when the universe splits. Who was the first American to orbit the Earth
BANYAN TREE RESORT Phuket, Thailand【4K Tour & Review】HORRIBLE "5-Star Resort"
Phuket, a beautiful island in the southwest of Thailand, is known for its beach properties. However, today we will focus on a different side of Phuket - the Banyan Tree resort located inland, surrounded by the Laguna Golf Club and other resorts of the same group.
The Reception Area:
The reception area had an older design but was well-maintained and had a homely feel to it. However, there were some issues with check-in, as I had booked through American Express Fine Hotels & Resorts, which included upgrades and early check-in, subject to availability, and a $150 property credit.
Issues with Check-in:
I called the resort earlier to inquire about the check-in time, and I arrived at 1:00 PM as agreed. However, there was confusion regarding the property credit, as it was supposed to be a full credit but was initially limited to certain expenses. After some back and forth, they agreed to honor the full credit.
Problems with the First Villa:
Upon arrival at the villa, I noticed that it was dirty, unsafe for children, and falling apart. There was a significant amount of dust, rust on iron surfaces, mold, and stains throughout the villa. The attempt to fix some of the issues, such as adding plastic doors to broken ones, was poorly done.
The resort seemed like a construction site, with materials scattered around and construction workers even sleeping in some villas. The beach area was also disappointing, as it required leaving the resort and crossing a small path to access. There was also a large pile of construction and landscape waste nearby.
The New Serenity Pool Villa:
The Serenity Pool Villa, added in 2019, had a different design compared to the older villas. It was in much better condition and provided a more pleasant experience.
Overall, my experience at the Banyan Tree resort in Phuket was disappointing. The check-in process was problematic, the first villa was in poor condition, and the resort felt like a construction site. However, the newer Serenity Pool Villa was a marked improvement.

Alright, let's talk about how this all works. With Ideal Directories, we help you launch a local business directory and coupon website for your town or city. It's fully customizable with your brand, colors, and domain name. It's 100% your business. Consumers can come to your site and search for local businesses and coupons in your area. And because the site is fully responsive and mobile optimized, it works on both desktops and smartphones.
You make money by selling listings and advertising to local businesses. Local businesses pay you to advertise on your site, and consumers come to your site to see what businesses have posted and what information they have available. It's all digital, so there's nothing to print or mail. It's more affordable for businesses and easier to sell. Local businesses are currently spending a lot of money on traditional advertising methods like newspapers and mailers. You can help them save money and still generate a substantial income for yourself.
Every business on your site gets their own profile page where they can showcase their coupons, deals, photos, videos, and more. These profile pages are search engine optimized, which helps boost traffic to your site and increases exposure for the business. This makes the profile pages extremely valuable.
On the advertising page, you can set your own prices and charge businesses whatever you want. We recommend starting off by charging each business between $50 and $100 per month, which is very affordable. If you get a hundred businesses signed up, which is very possible because there are thousands of businesses in your area that need this, that's $5,000 or more per month in recurring revenue. Recurring revenue is the name of the game here.
So why is this such a great opportunity? The market for online advertising and digital coupons is exploding right now. Businesses are moving away from old-school advertising and paper coupons and are moving toward digital. Many daily deal sites are failing because their business model is flawed. Businesses have to offer their products or services at a steep discount just to attract customers. But with a local website like Ideal Directories, businesses can pay an affordable fee to advertise and promote their traditional coupons online. There's a huge gap in local online marketing that you can fill with your own Ideal Directories website.
Not only do you give local businesses exposure with online advertising, but you also help consumers save money by providing a place where they can find and save. And while you're doing all of this, you're making money running your own business. The best part is, you don't have to worry about any technical stuff. We help you get your site set up, provide hosting, training, support, and even marketing material. All you have to do is sell the listings to local businesses in your area. If you're not comfortable with sales, you can hire a local sales rep to do the selling for you. The more listings and ads you sell, the more money you'll make.
Even if you sign up just one business each week, that can equate to a few thousand dollars a month in your first year. It's the perfect opportunity for anyone with sales and marketing experience or anyone who wants to work from home, earn extra income, and run their own real business.
Now, why is now a good time to start? Internet usage is skyrocketing, especially since the pandemic. People are using the internet for everything, which opens up a big opportunity for you to capture a captive audience. Local advertising options are limited, with printed newspapers and direct mail suffering. Businesses need online advertising to continue marketing themselves. The pandemic has made businesses rethink their operations, and a directory website helps customers stay informed about any changes. Consumers are seeking more coupons and deals online, and digital coupons are more popular than ever. Millions of people depend on local businesses for jobs and shopping, and a website that promotes local businesses can help merchants compete with big-box stores.
Working from home has become more appreciated, and running a business directory and coupon website doesn't require you to go into an office or meet people in person. It's easy and affordable to start, with no additional setup fees. And selling listings on your website can provide a strong form of recurring passive income.
In conclusion, starting a business directory and coupon website with Ideal Directories is a great opportunity to make money, help local businesses, and provide value to consumers. The market for online advertising and digital coupons is growing, and there's a gap in local online marketing that you can fill. With our support and training, you can easily launch your own website and start earning recurring revenue. So why wait? Start your own business today with Ideal Directories.
Mornings at MLive Media Group Jan 15, 2015
I've been involved in various types of digital branding campaigns, and today I want to share our secret sauce for success. We'll start by understanding the media landscape and how consumers spend their time. By researching consumer time spent with media, we can determine the channels and media to focus on for our campaign.
Next, we need to look at where advertisers are investing their dollars to reach consumers. By exploring annual internet ad spending reports, we can see the trends in advertising investments. It's important to note that while consumers spend most of their time with digital media, advertisers are now investing more in internet ads than any other media.
Within the internet, there are different ways to invest ad dollars, such as search, display, mobile, and video. While search is great for reaching consumers who are actively looking for products or services, it's essential to incorporate branding elements through other channels to reach a wider audience.
We also need to understand that not all purchases are made through online searches. For example, in the fourth quarter of 2012, there were 115 million searches for shoes online, but 784 million shoes were purchased. This tells us that there are other ways to impact consumers beyond search advertising.
Now that we have an understanding of the media landscape and how advertisers invest their dollars, we can start building our branding campaign. The first step is to define our goals and key performance indicators (KPIs). It's crucial to know why our website exists and what actions we want visitors to take. For example, if we're looking to attract franchise owners, our KPIs might include form submissions, emails, and phone calls.
Once we have our goals and KPIs in place, we can focus on bringing traffic to our website. We need to determine our target geography and use tools like Google Analytics to analyze where our current traffic is coming from. This will help us allocate our resources effectively and reach the right audience.
In conclusion, building a successful digital branding campaign requires understanding the media landscape, aligning advertising investments with consumer behavior, and setting clear goals and KPIs. By targeting the right audience and utilizing various channels, we can create a campaign that resonates with consumers and drives results.
