00:02:02 00:02:08 seen prior to exp it's also important to
00:02:05 00:02:10 note that exp is not a franchise it's a
00:02:08 00:02:12 singular company so while you may see
00:02:10 00:02:14 exp realty brick and mortar locations
00:02:12 00:02:17 throughout your city that does not mean
00:02:14 00:02:18 that they are franchise owned and that
00:02:17 00:02:20 also doesn't mean that they're corporate
00:02:18 00:02:24 owned those brick and mortar locations
00:02:20 00:02:25 are leased out by individual agents or
00:02:24 00:02:27 team leaders and what's also important
00:02:25 00:02:30 to know is that those brick and mortar
00:02:27 00:02:32 locations are actually a holdover from
00:02:30 00:02:34 when that agent was with another
00:02:32 00:02:37 brokerage given that many team leaders
00:02:34 00:02:40 and former brokers actually do away with
00:02:37 00:02:42 their locations after they join exp exp
00:02:40 00:02:46 presently has over 80 000 agents and
00:02:42 00:02:47 also does not do property management so
00:02:46 00:02:49 if you happen to do property management
00:02:47 00:02:51 this doesn't mean that you have to stop
00:02:49 00:02:53 doing it all together it just means that
00:02:51 00:02:56 that book of business that is property
00:02:53 00:02:57 management business can't be run through
00:02:56 00:02:59 the brokerage it has to be run through
00:02:57 00:03:01 another one now make sure that you check
00:02:59 00:03:03 with your specific exp broker to make
00:03:01 00:03:05 sure that that's the case now i
00:03:03 00:03:07 personally didn't know that exp realty
00:03:05 00:03:09 didn't do property management when i
00:03:07 00:03:11 joined which would have affected me if i
00:03:09 00:03:14 would have joined exp realty a few
00:03:11 00:03:16 months prior given that i had a property
00:03:14 00:03:19 management company at that time with
00:03:16 00:03:21 over 125 doors but thankfully i sold it
00:03:19 00:03:23 months prior so it really didn't affect
00:03:21 00:03:27 me when it comes to commissions exp has
00:03:23 00:03:29 an 80 20 split with a 16 000 cap after
00:03:27 00:03:31 capping there's a 100 commission earned
00:03:29 00:03:33 for the remainder of the anniversary
00:03:31 00:03:36 year so this means that as soon as the
00:03:33 00:03:39 brokerage receives 16 000
00:03:36 00:03:41 you will have capped and you earn 100
00:03:39 00:03:43 commission for the remainder of the year
00:03:41 00:03:45 there's no more 80 20 commission split
00:03:43 00:03:47 now it's also important to note that
00:03:45 00:03:50 after you do cap after you do reach that
00:03:47 00:03:52 sixteen thousand dollar cap you do have
00:03:50 00:03:53 a two hundred and fifty dollar cap
00:03:52 00:03:55 transaction fee so this means that on
00:03:53 00:03:57 the transaction after you cap you're
00:03:55 00:03:59 only paying two hundred and fifty
00:03:57 00:04:02 dollars versus doing the 80 20
00:03:59 00:04:05 commission split and even that 250
00:04:02 00:04:06 dollars cap transaction fee has its own
00:04:05 00:04:08 cap of 5 000
00:04:06 00:04:10 which essentially means that after you
00:04:08 00:04:14 cap if you go on to do 20 more
00:04:10 00:04:17 transactions on transaction 21 you're
00:04:14 00:04:18 only paying 75 dollars to sell a house
00:04:17 00:04:20 now that's from the commission side
00:04:18 00:04:24 let's tok about your standard cost your
00:04:20 00:04:27 standard fees there's a 149 startup fee
00:04:24 00:04:30 which includes your first month's
00:04:27 00:04:31 monthly cloud brokerage fee so for every
00:04:30 00:04:34 month that you're a part of exp you're
00:04:31 00:04:37 paying 85 a month regardless if you sell
00:04:34 00:04:40 zero homes that month or a hundred homes
00:04:37 00:04:41 that month it's 85 minimum and for every
00:04:40 00:04:44 transaction that you have you can expect
00:04:41 00:04:47 to pay a 25 broker review and for your
00:04:44 00:04:49 risk management fee or your eno you're
00:04:47 00:04:52 looking at forty dollars per transaction
00:04:49 00:04:53 until it caps at five hundred dollars so
00:04:52 00:04:54 let's go through an example let's assume
00:04:53 00:04:56 that you're still on the commission
00:04:54 00:04:58 split and you haven't capped so let's
00:04:56 00:05:00 just say you have a ten thousand dollar
00:04:58 00:05:02 commission well under the commission
00:05:00 00:05:04 split you keep eight thousand dollars
00:05:02 00:05:06 now from that eight thousand dollars you
00:05:04 00:05:08 have to subtract the twenty five dollar
00:05:06 00:05:10 for broker review and forty dollar for
00:05:08 00:05:13 risk management now notike that i didn't
00:05:10 00:05:15 factor in the 85 monthly cloud brokerage
00:05:13 00:05:17 fee because you're going to pay for that
00:05:15 00:05:19 regardless i just wanted to give you the
00:05:17 00:05:21 exact number that you can expect to
00:05:19 00:05:23 receive whenever you make a sell now
00:05:21 00:05:26 it's also very important to note that
00:05:23 00:05:28 exp has a mentor mentee program for
00:05:26 00:05:31 those agents that haven't had at least
00:05:28 00:05:32 three transactions in the previous 12
00:05:31 00:05:34 months which means that if you haven't
00:05:32 00:05:36 had at least three transactions in the
00:05:34 00:05:38 previous 12 months you're gonna
00:05:36 00:05:40 automatikally be enrolled in the mentor
00:05:38 00:05:44 mentee program and for the first three
00:05:40 00:05:47 transactions it's going to be a 60 40
00:05:44 00:05:48 split versus an 80 20 split so that
00:05:47 00:05:50 additional 20
00:05:48 00:05:52 goes on to pay the mentor that you're
00:05:50 00:05:54 going gonna be assigned that's local to
00:05:52 00:05:58 you for the first three transactions and
00:05:54 00:06:00 also is designed to pay exp university
00:05:58 00:06:03 the actual program itself now again just
00:06:00 00:06:05 to reiterate this only applies to you if
00:06:03 00:06:08 you haven't had at least three
00:06:05 00:06:10 transactions prior to joining exp if you
00:06:08 00:06:13 have had at least three transactions you
00:06:10 00:06:14 automatikally are going into the 80 20
00:06:13 00:06:16 commission split alright so let's look
00:06:14 00:06:18 at some special perks that you won't
00:06:16 00:06:20 find in many other real estate
00:06:18 00:06:23 brokerages and also don't fit within the
00:06:20 00:06:24 commission and fees structure that we
00:06:23 00:06:27 just saw on the previous slide you can
00:06:24 00:06:29 run personal transactions under your
00:06:27 00:06:31 real estate license without having to
00:06:29 00:06:33 pay a split on that and the charge for
00:06:31 00:06:36 doing that is a 250 dollar transaction
00:06:33 00:06:37 fee which you can do three times per
00:06:36 00:06:40 year which means that you can personally
00:06:37 00:06:44 purchase three homes per year and only
00:06:40 00:06:45 pay 250 dollars per deal you won't be
00:06:44 00:06:47 paying a commission split now another
00:06:45 00:06:50 special perk is that you truly get
00:06:47 00:06:52 flexibility in your business which means
00:06:50 00:06:54 that you can charge whatever you want in
00:06:52 00:06:56 your business as long as you meet the
00:06:54 00:06:58 minimum company dollar of five hundred
00:06:56 00:07:01 dollars that goes to exp so as an
00:06:58 00:07:04 example if you have a family or friends
00:07:01 00:07:07 discount as long as exp realty receives
00:07:04 00:07:09 500 you're free to do whatever you want
00:07:07 00:07:12 which means that you could actually sell
00:07:09 00:07:15 a house for free if you wanted to as
00:07:12 00:07:17 long as exp gets its minimum company
00:07:15 00:07:19 dollar of 500
00:07:17 00:07:21 now i'm not suggesting that you do that
00:07:19 00:07:23 but i want you to have all the
00:07:21 00:07:26 information now on to equity agents can
00:07:23 00:07:28 become shareholders at exp realty so we
00:07:26 00:07:31 are publicly traded on the nasdaq under
00:07:28 00:07:33 the tiker symbol expi and there's five
00:07:31 00:07:35 ways that you can earn stok for simply
00:07:33 00:07:38 doing what you're already doing which is
00:07:35 00:07:40 selling real estate you earn 200 worth
00:07:38 00:07:43 of shares on your first transaction
00:07:40 00:07:45 every single year you also earn 400 with
00:07:43 00:07:47 the shares when you fully cap every

00:07:57 00:08:02 once this is not a yearly thing now when
00:08:00 00:08:04 it comes to the icon agent award you can
00:08:02 00:08:06 earn up to sixteen thousand dollars in
00:08:04 00:08:09 stok upon the achievement of certain
00:08:06 00:08:11 production and cultural goals within
00:08:09 00:08:13 your anniversary year was to put it in
00:08:11 00:08:16 layman's terms if you go on to do 20
00:08:13 00:08:18 more transactions after you cap you will
00:08:16 00:08:21 have reached the icon agent status and
00:08:18 00:08:23 if you go on to attend the two national
00:08:21 00:08:26 events that exp holds every single year
00:08:23 00:08:29 along with partikipate in icon agent
00:08:26 00:08:31 events you will become fully eligible to
00:08:29 00:08:32 receive the sixteen thousand dollars
00:08:31 00:08:35 that you had originally paid into the
00:08:32 00:08:37 cap to be converted into equity for you
00:08:35 00:08:39 and as part of the agent equity program
00:08:37 00:08:40 you can enroll to be paid five percent
00:08:39 00:08:42 of every transaction commission with
00:08:40 00:08:45 stok at a 10 discount so the question
00:08:42 00:08:48 to ask yourself here is how much equity
00:08:45 00:08:50 how much ownership are you getting with
00:08:48 00:08:52 your production at your present
00:08:50 00:08:54 brokerage and if the answer is zero
00:08:52 00:08:57 understand that you have options now on
00:08:54 00:08:59 to revenue share exp revenue share plan
00:08:57 00:09:02 is one way that exp rewards its agents
00:08:59 00:09:04 for attracting new agents to join exp
00:09:02 00:09:07 simply an exp agent can sponsor a new
00:09:04 00:09:10 agent to join exp once the new agent
00:09:07 00:09:12 joins begins closing on transactions the
00:09:10 00:09:15 sponsor receives a percentage of the
00:09:12 00:09:17 company revenue from the sales activity
00:09:15 00:09:19 of their sponsored agent until their
00:09:17 00:09:21 annual commission cap of sixteen
00:09:19 00:09:23 thousand dollars is reached it's
00:09:21 00:09:26 important to note that exp pays that
00:09:23 00:09:29 share not the agent it's taken from the
00:09:26 00:09:31 20 adjusted gross commission income
00:09:29 00:09:34 received by exp and is paid to the
00:09:31 00:09:36 sponsor agent monthly so what this is
00:09:34 00:09:40 saying is that from that 20 percent that
00:09:36 00:09:41 goes to the company exp will pay out 50
00:09:40 00:09:45 of that so 10
00:09:41 00:09:47 of the entire gci gets paid back to the
00:09:45 00:09:49 agents that help the company grow and
00:09:47 00:09:52 what you might be interested in knowing
00:09:49 00:09:54 is the maximum potential annual revenue
00:09:52 00:09:56 share per agent and here you see that
00:09:54 00:09:59 there's up to seven tiers of revenue
00:09:56 00:10:02 share compensation so as an example if
00:09:59 00:10:05 you sponsor five agents on your tier one
00:10:02 00:10:08 and they all go on to cap at exp then
00:10:05 00:10:10 you're eligible of up to twenty eight
00:10:08 00:10:12 hundred dollars with each one of those
00:10:10 00:10:14 cappers with each one of those five
00:10:12 00:10:16 agents so if you do the math on those
00:10:14 00:10:18 five agents that go on the cap you're
00:10:16 00:10:20 looking at fourteen thousand dollars per
00:10:18 00:10:22 year now when it gets extremely fun is
00:10:20 00:10:25 that if each one of those agents goes on
00:10:22 00:10:29 to sponsor one agent a piece that will
00:10:25 00:10:31 lead you to five agents on tier two and
00:10:29 00:10:33 now if each one of those agents goes on
00:10:31 00:10:35 the cap you're looking at sixteen
00:10:33 00:10:37 thousand dollars from that tier two so
00:10:35 00:10:39 just from those ten agents you're
00:10:37 00:10:41 potentially looking at thirty thousand
00:10:39 00:10:43 dollars now it's also very important
00:10:41 00:10:45 that you read through this disclaimer
00:10:43 00:10:47 because it is very important that you
00:10:45 00:10:49 understand what's on the screen alright
00:10:47 00:10:51 so now let's look at teams because some
00:10:49 00:10:53 of you either have teams at the present
00:10:51 00:10:55 moment or are looking to build a team
00:10:53 00:10:57 rather soon the team structure is pretty
00:10:55 00:10:59 straightforward at exp you have the
00:10:57 00:11:01 self-organized team you have the
00:10:59 00:11:03 standard team or you have the mega icon
00:11:01 00:11:04 team so let's look at the self-organized
00:11:03 00:11:06 team which is really the most common one
00:11:04 00:11:08 at exp there is no reduced cap for your
00:11:06 00:11:10 team members there is no minimum
00:11:08 00:11:12 referral percentage required to the team

00:11:14 00:11:19 however exp does need to have the team
00:11:17 00:11:21 roster the reason being is because it's
00:11:19 00:11:24 gonna help from the accounting side and
00:11:21 00:11:26 it's also gonna help you see what your
00:11:24 00:11:28 team is doing in terms of production so
00:11:26 00:11:30 in other words the self-organized team
00:11:28 00:11:32 is going to have the most flexibility
00:11:30 00:11:34 and the most latitude to whatever type
00:11:32 00:11:35 of team you want to run now if you want
00:11:34 00:11:38 to build a standard team which is what a
00:11:35 00:11:40 more traditional team looks like out in
00:11:38 00:11:42 the real estate space you can offer a
00:11:40 00:11:44 reduced half cap for all of your team
00:11:42 00:11:47 members as a perk which means that your
00:11:44 00:11:49 team members have an 8 000 cap instead
00:11:47 00:11:52 of a 16 000 cap now under the standard
00:11:49 00:11:54 team plan there is a minimum referral
00:11:52 00:11:56 percentage required to the team leader
00:11:54 00:11:59 and that is 25 the team agreement is
00:11:56 00:12:01 required in writing with exp approval
00:11:59 00:12:03 the team roster is also required and
00:12:01 00:12:06 needs to be provided to exp and there
00:12:03 00:12:08 must be a minimum of 6 million
00:12:06 00:12:10 or 30 close transactions in the previous
00:12:08 00:12:13 12 months now again this is the most
00:12:10 00:12:15 comparable to other team models in other
00:12:13 00:12:17 real estate brokerages now just so you
00:12:15 00:12:20 understand now that your team members
00:12:17 00:12:24 have a half cap of 8 000 they are no
00:12:20 00:12:26 longer eligible for the icon agent award
00:12:24 00:12:28 that's only eligible to those agents
00:12:26 00:12:30 with the sixteen thousand dollar cap now
00:12:28 00:12:32 if we look to the mega icon team we see
00:12:30 00:12:34 that there's a reduced quarter cap for
00:12:32 00:12:36 team members which means that it's no
00:12:34 00:12:41 longer a sixteen thousand dollar cap or
00:12:36 00:12:43 even an 8 000 cap it is now a 4 000 cap
00:12:41 00:12:44 for all of your team members now here's
00:12:43 00:12:46 well there is a minimum referral
00:12:44 00:12:50 percentage required to team leaders
00:12:46 00:12:51 which again is a minimum of 25 the team
00:12:50 00:12:54 agreement is required in writing with
00:12:51 00:12:56 exp approval the team roster is required
00:12:54 00:12:58 and provided to exp and there is a
00:12:56 00:13:02 minimum of 40 million dollars in sales
00:12:58 00:13:05 volume 175 closed transactions and 10
00:13:02 00:13:07 capping team members in the previous 12
00:13:05 00:13:08 months so it's pretty obvious but it's
00:13:07 00:13:11 worth noting that this is reserved for
00:13:08 00:13:13 those larger teams out there now when it
00:13:11 00:13:15 comes to a husband and wife team that is
00:13:13 00:13:17 called a domestik partnership here at
00:13:15 00:13:19 exp which means that a husband and wife
00:13:17 00:13:22 can work as a domestik partnership
00:13:19 00:13:25 working towards one singular cap now at
00:13:22 00:13:27 exp you also have the opportunity of
00:13:25 00:13:28 securing affordable health care so the
00:13:27 00:13:32 one thing that i do recommend every
