Facebook Ads for Realtors Just CHANGED... 5 Things You NEED to do IMMEDIATELY

Facebook Announces Deprecation of Special Ad Category and Special Ad Audience: What You Need to Know

Facebook has announced that they will be removing the special ad category and special ad audience in the coming months. This will have a significant impact on anyone who plans to run Facebook ads, especially realtors. In this video, Mike Schrub with the XP Realty explains the upcoming changes and provides five tips on how to continue generating leads without having to deal with the craziness that comes with Facebook ads.

Context:

For those who are not familiar with the special ad category or special ad audience, if you run ads for housing, credit, employment, social issues, elections, or politics, you need to declare that. If you fail to declare the special ad category for housing, your ads may get rejected and your ad account may be shut down. Once you declare a special ad category, your targeting for housing, credit, and employment will be significantly restricted. To prevent discrimination based on age, gender, and location, you can create special ad audiences instead of lookalike audiences.

Deprecation Timeline:

August 25th: You can no longer create new special ad audiences.

September 13th: Special ad audiences will no longer be available for use in new ad creation via the API.

October 12th: Special ad audiences will no longer be available for use in new ad creation across the entire ads manager. Affected ad sets may be paused for delivery.

Tips:

1. Declare the special ad category for housing.

2. Create special ad audiences instead of lookalike audiences.

3. Start using interest-based targeting.

4. Use retargeting.

5. Use dynamic ads.

Facebook's decision to deprecate the special ad category and special ad audience is a response to concerns about discrimination in housing, employment, and credit ads. While this may have an impact on realtors and other advertisers, it is not the end of the world. By following these tips, you can continue to generate leads and crush it on social media.

How Top Real Estate Marketers Use Facebook Ads to Generate Leads

Facebook is still the third most visited website in the world and offers a massive opportunity for real estate marketers to generate leads. However, with the changes in the organic search results, it has become harder to get organic leads. This article discusses how top real estate marketers use Facebook ads to generate leads.

I. The Opportunity with Facebook Ads

- Facebook is the number one social network with a diverse audience, including people in grade school and grandparents.

- Instagram and Facebook together are the top social networks.

- Facebook ads are an excellent opportunity for real estate marketers to generate leads since most of their audience already owns a home and is either looking to upgrade or downsize.

II. The Importance of Generating Leads Online

- Online leads are crucial for real estate marketers, especially since the majority of home sales happen without the previous agent.

- The trend is clear, with 99% of Millennials and 70% of the Silent Generation looking for homes online.

III. How Top Real Estate Marketers Use Facebook Ads

- Facebook ads should tell a story and engage the audience rather than just selling.

- Facebook ads should be part of a larger funnel and not the full equation.

- Marketers should use the Meta Ads Manager, formerly known as the Facebook Ads Manager, to manage their campaigns effectively.

- Marketers should track their ad's performance and adjust their strategy accordingly.

Marketers should use the Meta Ads Manager to manage their campaigns effectively and track their ad's performance to adjust their strategy accordingly.
