00:00:23 00:00:30 very basics of it how to navigate what
00:00:27 00:00:33 certain information is provided what is
00:00:30 00:00:36 not and provided a bit of a introduction
00:00:33 00:00:40 into remind as a lot of realtors out
00:00:36 00:00:42 there still are still new to it and in
00:00:40 00:00:46 light of that video I actually received
00:00:42 00:00:49 a considerable amount of questions over
00:00:46 00:00:52 a comment that I made which was a which
00:00:49 00:00:55 was about Facebook marketing I mean the
00:00:52 00:00:57 question is it was asked in several
00:00:55 00:01:00 forums but essentially the question was
00:00:57 00:01:02 boiled down to how do you market on
00:01:00 00:01:04 Facebook so I mentioned that there was
00:01:02 00:01:08 capabilities to form to use the
00:01:04 00:01:11 information provided on remind to market
00:01:08 00:01:14 on Facebook and I didn't necessarily
00:01:11 00:01:18 cover it in that video I just made a I
00:01:14 00:01:21 just made a comment about it so as I was
00:01:18 00:01:24 rear according the remind section in my
00:01:21 00:01:26 in my facebook marketing course for
00:01:24 00:01:29 realtors I thought well let me just
00:01:26 00:01:33 since it's essentially becoming a mini
00:01:29 00:01:35 course in the way then the course of it
00:01:33 00:01:37 within the Facebook course that I have I
00:01:35 00:01:40 thought well let me just take a quick
00:01:37 00:01:44 break and really elaborate on what I was
00:01:40 00:01:47 toking about in the previous video I
00:01:44 00:01:49 toked about direct mail it's very
00:01:47 00:01:52 straight forward you have the
00:01:49 00:01:54 information you can drill down to the
00:01:52 00:01:57 properties that you want to market
00:01:54 00:02:00 giving some sell indicators which remind
00:01:57 00:02:04 takes a lot it provides an algorithm or
00:02:00 00:02:06 uses an algorithm to determine what a
00:02:04 00:02:08 what property is more likely to sell
00:02:06 00:02:12 within the next 12 months within the
00:02:08 00:02:14 next 24 months and so we I toked about
00:02:12 00:02:17 that and then I toked about door
00:02:14 00:02:19 knocking that was another value that you
00:02:17 00:02:23 could derive from the information being
00:02:19 00:02:27 provided to you I didn't cover the last
00:02:23 00:02:29 two applications direct applications
00:02:27 00:02:34 with reminding independent of Facebook
00:02:29 00:02:38 which is calling and texting in the pro
00:02:34 00:02:41 plan which is 199 dollars a month in the
00:02:38 00:02:44 pro plan you actually get contact
00:02:41 00:02:47 information over the properties that
00:02:44 00:02:50 you're tracking now it's what's
00:02:47 00:02:52 important to note here is not everyone
00:02:50 00:02:56 not every single property is gonna have
00:02:52 00:02:59 contact information only if remind is
00:02:56 00:03:01 able to find it in in a public you know
00:02:59 00:03:04 in a public forum I don't necessarily
00:03:01 00:03:06 understand all of the intricacies behind
00:03:04 00:03:09 that but what I've notiked is that some
00:03:06 00:03:12 of these properties don't have contact
00:03:09 00:03:15 information but a good amount of them do
00:03:12 00:03:19 and it'll provide you the phone it'll
00:03:15 00:03:21 provide you an email as many as they can
00:03:19 00:03:26 find associated to that property
00:03:21 00:03:28 associated to the owners now you could
00:03:26 00:03:30 if you're using the pro version you
00:03:28 00:03:33 could just take that information and
00:03:30 00:03:36 straight cold column or text them as
00:03:33 00:03:38 long as they're on the Do Not Call list
00:03:36 00:03:41 I'm sorry as long as they're off of the
00:03:38 00:03:44 Do Not Call list of course then um then
00:03:41 00:03:46 it's then it's free game per se and
00:03:44 00:03:49 you're able to do it but of course be
00:03:46 00:03:51 sure that you're respecting the law and
00:03:49 00:03:54 if they're on the Do Not Call list then
00:03:51 00:03:57 you're of course not calling them that's
00:03:54 00:03:59 a strategy you could do a text campaign
00:03:57 00:04:04 if you're using Lyon desk which I do
00:03:59 00:04:06 it's it's a way to convert people or
00:04:04 00:04:10 just get them on a drip campaign and
00:04:06 00:04:13 then they can opt off if they choose if
00:04:10 00:04:15 they choose to or they could just
00:04:13 00:04:18 respond to how they're gonna be that how
00:04:15 00:04:19 they're going to respond now that's a
00:04:18 00:04:22 strategy since you have their contact
00:04:19 00:04:26 information if you have their
00:04:22 00:04:31 if you have their email as well which if
00:04:26 00:04:35 you if that property has the phone
00:04:31 00:04:37 information most likely it will have the
00:04:35 00:04:41 email information as well so you could
00:04:37 00:04:43 do some form of email marketing now be
00:04:41 00:04:47 careful with email marketing because
00:04:43 00:04:50 it's gonna affect your deliverability if
00:04:47 00:04:55 the recipients of the email are getting
00:04:50 00:04:58 are getting emails and putting them on
00:04:55 00:05:03 the spam folder right away essentially
00:04:58 00:05:05 it at some point all of your email is
00:05:03 00:05:08 going to end up going to the spam folder
00:05:05 00:05:11 as a considerable amount of people have
00:05:08 00:05:14 deemed it to be spam if if you're not
00:05:11 00:05:17 writing a compelling enough story or
00:05:14 00:05:21 compelling enough providing enough
00:05:17 00:05:25 information or value it with email
00:05:21 00:05:27 marketing we can go into the next three
00:05:25 00:05:32 hours going into email marketing in
00:05:27 00:05:36 detail which I won't but email marketing
00:05:32 00:05:41 is is a is does require a process does
00:05:36 00:05:43 require some planning to it instead of
00:05:41 00:05:45 just sending a random email hey do you
00:05:43 00:05:48 want to sell your house Harry are you
00:05:45 00:05:50 looking to buy now there has to be a bit
00:05:48 00:05:52 more or a bit more substance to that so
00:05:50 00:05:55 if you are going to use it for email
00:05:52 00:06:00 marketing send send a couple per day
00:05:55 00:06:03 send a few per day and don't go out and
00:06:00 00:06:08 try to send a hundred emails per day or
00:06:03 00:06:11 just mass-market the in the area that
00:06:08 00:06:13 your um that you're farming so those are
00:06:11 00:06:17 two additional things that are more
00:06:13 00:06:18 viable with your pro account considering
00:06:17 00:06:20 it two hundred and ninety nine dollars
00:06:18 00:06:24 and that information is readily
00:06:20 00:06:27 available to you with the other plans I
00:06:24 00:06:29 believe there's three other plans and I
00:06:27 00:06:31 don't necessarily know their pricing I
00:06:29 00:06:35 don't necessarily know their pricing but
00:06:31 00:06:36 I do know that it for the contact
00:06:35 00:06:39 information
00:06:36 00:06:44 like their phone number and email they
00:06:39 00:06:46 do charge $3 per which means if the
00:06:44 00:06:49 property does have contact information
00:06:46 00:06:50 that phone and email they're going to
00:06:49 00:06:55 charge you three dollars to get that so
00:06:50 00:06:57 it quickly becomes unfeasible I think
00:06:55 00:07:00 that's a word it just does not is not
00:06:57 00:07:02 feasible from a cost perspective to
00:07:00 00:07:05 continue on those other plans
00:07:02 00:07:08 considering that they're going to charge
00:07:05 00:07:11 you $3.00 per property for that contact
00:07:08 00:07:13 information so for me it makes sense to
00:07:11 00:07:15 use the probe account have access to all
00:07:13 00:07:18 the properties have access to contact
00:07:15 00:07:21 information and ultimately be able to
00:07:18 00:07:26 use the Facebook marketing which I
00:07:21 00:07:28 promise I will get to so I just wanted
00:07:26 00:07:31 to cover those those quick points that I
00:07:28 00:07:33 do see enough value to go ahead and
00:07:31 00:07:38 provide it as well and now we're going
00:07:33 00:07:46 to get into the exact the exact how to
00:07:38 00:07:53 actually market on Facebook okay all
00:07:46 00:07:55 right so I already have the zip code
00:07:53 00:07:57 it's already uploaded all of the
00:07:55 00:08:00 properties within this zip code I
00:07:57 00:08:04 haven't applied any filters to it yet
00:08:00 00:08:11 let's see if i zoom out will it still
00:08:04 00:08:15 keep my properties great okay this seems
00:08:11 00:08:20 this seems like a good amount of
00:08:15 00:08:22 information so I am going to go to the
00:08:20 00:08:24 sell score now there's several
00:08:22 00:08:27 strategies with this I'm gonna go into
00:08:24 00:08:29 the most basic one as I mentioned I'm
00:08:27 00:08:33 creating a mini course within my
00:08:29 00:08:34 Facebook course to include reminding all
00:08:33 00:08:38 the strategies behind that so I'm just
00:08:34 00:08:40 gonna give you the deal review and I'm
00:08:38 00:08:44 only gonna highlight if you saw there
00:08:40 00:08:48 I'm only gonna highlight the medium and
00:08:44 00:08:50 high self score properties which means a
00:08:48 00:08:52 medium score is there
00:08:50 00:08:54 a high probability that that property is
00:08:52 00:08:57 going to go up for sale within the next
00:08:54 00:09:00 24 months and if it has a high rating
00:08:57 00:09:02 it's gonna it has a high probability
00:09:00 00:09:07 that it's gonna go for sale in the next
00:09:02 00:09:10 12 months I'm gonna hit apply and it's
00:09:07 00:09:14 giving me the results it's telling me
00:09:10 00:09:14 that given that criteria in this zip
00:09:14 00:09:17 code
00:09:14 00:09:20 more specifically in the area that that
00:09:17 00:09:24 I'm seeing all of these properties have
00:09:20 00:09:26 a significant enough indicators that
00:09:24 00:09:28 they are going to go out for for sale in
00:09:26 00:09:33 the next 24 months so that's super
00:09:28 00:09:36 valuable to me and what I would do at
00:09:33 00:09:40 that point is I would track all of those
00:09:36 00:09:48 so it's tracking a 508 new opportunities
00:09:40 00:09:53 I would go over to the track tab I would
00:09:48 00:09:56 select all and what's cool if you're
00:09:53 00:09:59 gonna send them mailers which again this
00:09:56 00:10:01 I've covered that in another video so go
00:09:59 00:10:04 go ahead and jump over that one but you
00:10:01 00:10:12 could actually print mailing live labels
00:10:04 00:10:16 which you can you can select the type of
00:10:12 00:10:18 layout it only works of Avery so be sure
00:10:16 00:10:20 that you're getting Avery labels and
00:10:18 00:10:24 follow the code that that they're
00:10:20 00:10:26 listing out here so it print your you
00:10:24 00:10:27 have the ability to print out as well
00:10:26 00:10:31 which is super cool but for this example
00:10:27 00:10:33 we're not going to do that what's
00:10:31 00:10:38 important for me at this point is that I
00:10:33 00:10:42 download the CSV so I'm gonna put the
00:10:38 00:10:49 zip code and then I'm gonna put high
00:10:42 00:10:55 medium I'm gonna save it's gonna take a
00:10:49 00:10:55 few seconds to get the download
00:11:09 00:11:19 it wasn't that large so I do expect to
00:11:14 00:11:19 get this notification rather quickly
00:11:29 00:11:35 okay instead of watching paint dry I'll
00:11:31 00:11:38 go into another quick note I've been
00:11:35 00:11:40 doing split testing already on a lot of
00:11:38 00:11:46 my ads and what I've been split testing
00:11:40 00:11:49 has been high versus medium scores and
00:11:46 00:11:52 in addition to that I've been split
00:11:49 00:11:56 testing I've been as soon as I download
00:11:52 00:12:01 the entire CSV file I go in there and I
00:11:56 00:12:06 bifurcate the highs the height the homes
00:12:01 00:12:09 that are highly likely to sell and I
00:12:06 00:12:12 would run in a ad campaign just on the
00:12:09 00:12:15 high the the list of high properties and
00:12:12 00:12:18 then I would also run a campaign on the
00:12:15 00:12:21 on the home that have a medium self
00:12:18 00:12:23 score take there goes to give you to
00:12:21 00:12:27 give me a good idea of you know what's
00:12:23 00:12:30 where's my dollar gonna be maximized so
00:12:27 00:12:36 I bifurcated in that in in that respect
00:12:30 00:12:39 but I also bifurcate the absentee the
00:12:36 00:12:41 absentee properties so you're gonna see
00:12:39 00:12:43 on the download that you have that
00:12:41 00:12:46 capability I've seen which our owner
00:12:43 00:12:48 occupied in which are not because
00:12:46 00:12:51 there's a different message that needs
00:12:48 00:12:53 to go to each one of them and since you
00:12:51 00:12:56 get the mailing list of the actual
00:12:53 00:12:59 owners there's a very similar to the
00:12:56 00:13:03 mail to the mail strategy that I covered
00:12:59 00:13:07 in the other video you want to craft
00:13:03 00:13:12 that message I this I'm gonna decree all
00:13:07 00:13:14 this out or blur this out but you um
00:13:12 00:13:18 you're gonna want to craft that message
00:13:14 00:13:20 from the homeowner perspective and
00:13:18 00:13:22 they're since essentially they're
00:13:20 00:13:23 investors at that point and they're
00:13:22 00:13:27 renting out their property you're gonna
00:13:23 00:13:29 want to give them a providing ad that's
00:13:27 00:13:33 going to be a value to them which really
00:13:29 00:13:35 speaks to the investors a message like
00:13:33 00:13:37 hey is it time for you to cash out on
00:13:35 00:13:39 your investment something similar to
00:13:37 00:13:41 that and since you have their mailing
00:13:39 00:13:42 address when you're creating the custom
00:13:41 00:13:48 audience on Facebook
00:13:42 00:13:49 you're able to you're able to do that
00:13:48 00:13:52 now
00:13:49 00:13:53 for the actual people that are inside of
00:13:52 00:13:55 that property that are the renters like
00:13:53 00:13:58 hey are you tired of renting or
00:13:55 00:13:59 something to that effect and you are
00:13:58 00:14:03 able to bifurcate that and create a
00:13:59 00:14:06 custom audience as well so that I
00:14:03 00:14:10 strongly strongly strongly encourage you
00:14:06 00:14:13 to do right off the bat differentiate
00:14:10 00:14:16 between the absentee owners and the in
00:14:13 00:14:19 the actual owner occupied and you'll be
00:14:16 00:14:23 able to see that we're here we go
00:14:19 00:14:24 absentee and tells you you know so if
00:14:23 00:14:26 it's telling you that if it's not an
00:14:24 00:14:28 absentee that means the homeowner is
00:14:26 00:14:33 there this is telling you that there
00:14:28 00:14:43 actually is a occupant there so you
00:14:33 00:14:46 would bifurcate those and you make sure
00:14:43 00:14:53 that whether what I do is I keep
00:14:46 00:15:00 everything on the same sheet coffee oops
00:14:53 00:15:07 not copy and copy it's copy and paste
00:15:00 00:15:13 then I would label that 75019 and hi
00:15:07 00:15:17 medium and it's so absentee knows that
00:15:13 00:15:23 means homeowner well I put homestead
00:15:17 00:15:27 instead oops it don't it works better if
00:15:23 00:15:36 you don't screw it up right so I'll take
00:15:27 00:15:36 those out I'll try again copy all this
00:15:39 00:15:52 there we go and then I would go to the
00:15:47 00:15:55 actual absent T's I would open up
00:15:52 00:16:09 another tab and then I would do the same
00:15:55 00:16:15 thing I medium and then do absentee now
00:16:09 00:16:18 that additional separation that I do of
00:16:15 00:16:21 high and medium you could do that from
00:16:18 00:16:23 the very moment that you collect the
00:16:21 00:16:24 information so when you're doing the
00:16:23 00:16:28 search
00:16:24 00:16:29 you could only you can highlight just
00:16:28 00:16:32 the high and you would have that
00:16:29 00:16:35 separated out I prefer to do both that
00:16:32 00:16:38 way I have one pull from the system as
00:16:35 00:16:41 opposed to two and then it's easier for
00:16:38 00:16:44 me to manipulate it here on Excel then
00:16:41 00:16:46 it is doing it the other way around
00:16:44 00:16:50 so I would have four tabs here I would
00:16:46 00:16:52 have since I'm testing the high in the
00:16:50 00:16:54 medium and you don't have to test it if
00:16:52 00:16:58 you don't want to run all of the ads
00:16:54 00:17:01 that are that I'm running or that you
00:16:58 00:17:04 could run which is into it before then
00:17:01 00:17:07 then don't do it but I prefer to do it
00:17:04 00:17:09 this way and if you're gonna target the
00:17:07 00:17:17 home owners be sure that you're using
00:17:09 00:17:24 just so you see it be sure that you're
00:17:17 00:17:26 using the mailing address but that only
00:17:24 00:17:28 applies to people that are absentee so
00:17:26 00:17:30 in this case if they are absentee
00:17:28 00:17:32 doesn't make sense for you to send it to
00:17:30 00:17:35 the property address or upload on the
00:17:32 00:17:38 property based off of the property
00:17:35 00:17:41 address it makes sense for you to put it
00:17:38 00:17:43 on the mailing address so just be sure
00:17:41 00:17:46 that that happens now I spent a
00:17:43 00:17:49 considerable amount of time on setting
00:17:46 00:17:51 it up let's in explaining through that
00:17:49 00:17:52 let's do an axe
00:17:51 00:17:58 upload because that's what you wanted to
00:17:52 00:18:00 see I'm assuming that you already know
00:17:58 00:18:03 how to get to this to this section to
00:18:00 00:18:06 your ads manager if you don't sign up
00:18:03 00:18:11 for the course and you will so there's
00:18:06 00:18:14 my shameless plug okay now you're gonna
00:18:11 00:18:25 go to all assets you're going to go to
00:18:14 00:18:29 audiences and here's some audiences that
00:18:25 00:18:36 I have right now you're gonna go to
00:18:29 00:18:38 custom audience alright now how do you
00:18:36 00:18:40 want to create this audience you're
00:18:38 00:18:42 gonna click here I'm not gonna go into
00:18:40 00:18:44 the others because this videos long
00:18:42 00:18:48 enough you're gonna go to customer file
00:18:44 00:18:49 and you're gonna go to add customers
00:18:48 00:18:56 from your own file or copy and paste
00:18:49 00:18:58 data it's gonna ask you what is the data
00:18:56 00:19:00 source where did you get this
00:18:58 00:19:03 information there's three options you
00:19:00 00:19:05 collected it directly from from them
00:19:03 00:19:09 which you didn't if you're using this
00:19:05 00:19:11 file from customers and partners again
00:19:09 00:19:14 it's asking you hey did you collect this
00:19:11 00:19:16 information and put it into your CRM and
00:19:14 00:19:19 also collect to some other data points
00:19:16 00:19:21 from from partners that's also not the
00:19:19 00:19:25 case in this scenario so we do want to
00:19:21 00:19:29 be you know authentik in what we're
00:19:25 00:19:34 doing so I'm going to put from partners
00:19:29 00:19:36 now you could upload a file but I don't
00:19:34 00:19:40 see that as the most efficient way of
00:19:36 00:19:42 doing it so I just do copy and paste now
00:19:40 00:19:49 there is a bit of prep work that needs
00:19:42 00:19:57 to happen on your actual file and this
00:19:49 00:19:59 is how I prep it let's see absolutey
00:19:57 00:20:02 okay if I was doing the homestead which
00:19:59 00:20:04 means people that actually live in the
00:20:02 00:20:07 property I'm going to use the property
00:20:04 00:20:16 I'm going to use a property city in the
00:20:07 00:20:18 property state and zip well the the
00:20:16 00:20:22 information or the data points that
00:20:18 00:20:24 Facebook is is going to collect is over
00:20:22 00:20:26 here or what they're able to collect and
00:20:24 00:20:29 they're able to match up so if you have
00:20:26 00:20:31 the person's date of birth you have
00:20:29 00:20:34 their year of birth their gender their
00:20:31 00:20:36 age that information that you can upload
00:20:34 00:20:39 it here if you have their email you can
00:20:36 00:20:43 do an email list but in this list you're
00:20:39 00:20:44 not gonna have anything outside of the
00:20:43 00:20:47 address and the first and last name
00:20:44 00:20:50 which is more than plenty to create an a
00:20:47 00:20:54 custom audience so what you're gonna
00:20:50 00:20:58 want to do is start deleting some
00:20:54 00:21:03 columns you're gonna end up with five
00:20:58 00:21:04 columns if I'm not mistaken so the
00:21:03 00:21:09 property address it doesn't ask for the
00:21:04 00:21:12 actual address I'm delete that to help
00:21:09 00:21:14 Facebook out and so it doesn't have to
00:21:12 00:21:17 guess I actually named the columns the
00:21:14 00:21:18 same as they're telling us to name them
00:21:17 00:21:25 so state in Providence
00:21:18 00:21:29 I put state Providence province province
00:21:25 00:21:36 province oops it help if I put it on the
00:21:29 00:21:46 right projects asking for the city just
00:21:36 00:21:48 and for the zip postal code Facebook
00:21:46 00:21:50 isn't gonna collect that so we're gonna
00:21:48 00:21:52 do away with it we don't care about the
00:21:50 00:21:55 mailing address because he's our owner
00:21:52 00:21:58 occupied or I guess tiknically you
00:21:55 00:22:01 could use this since it should be the
00:21:58 00:22:05 same but for our purposes we're not
00:22:01 00:22:11 going to do that then you have the owner
00:22:05 00:22:13 name which it has the entire the entire
00:22:11 00:22:15 name first and last or last and first
00:22:13 00:22:17 Facebook isn't going to collect that
00:22:15 00:22:17 they're asking for the first name and
00:22:17 00:22:20 the last
00:22:17 00:22:23 so there's two columns now remind has
00:22:20 00:22:25 already done that work for us so they
00:22:23 00:22:28 have the owner first name an owner
00:22:25 00:22:32 middle name and owner last name we're
00:22:28 00:22:36 gonna get rid of the middle name
00:22:32 00:22:38 now having split test owner 1 and owner
00:22:36 00:22:42 - I haven't seen too much of a
00:22:38 00:22:46 difference if I only do the owner one
00:22:42 00:22:49 versus the owner two and just by numbers
00:22:46 00:22:52 more gonna have at least one owner
00:22:49 00:22:54 versus two owners so I'm not too
00:22:52 00:22:58 concerned about owner two at this point
00:22:54 00:23:03 or matching that up as a custom audience
00:22:58 00:23:07 owner last name and there's the five
00:23:03 00:23:10 there's the five columns that you're
00:23:07 00:23:13 gonna be importing now I said I was
00:23:10 00:23:23 gonna match up the headers so let's do
00:23:13 00:23:24 that first name last name okay what else
00:23:23 00:23:28 that's it
00:23:24 00:23:29 now you're gonna go control a get all
00:23:28 00:23:35 that information
00:23:29 00:23:40 control C then control V and that will
00:23:35 00:23:44 open this back up and I have all your
00:23:40 00:23:47 information input be sure that you're
00:23:44 00:23:50 importing or cut or pasting the column
00:23:47 00:23:52 headers it's gonna help Facebook
00:23:50 00:23:57 identify it and if it doesn't then it's
00:23:52 00:24:02 gonna give you an error 75019 it's a zip
00:23:57 00:24:04 code in this case I'm going to do pill
00:24:02 00:24:10 oh no let's just keep the keep the zip
00:24:04 00:24:21 code and we're gonna do high medium
00:24:10 00:24:24 homestead homestead they want to go to
00:24:21 00:24:24 next
00:24:25 00:24:31 as you can see it's Facebook found the
00:24:28 00:24:35 correct the correct columns now we need
00:24:31 00:24:46 to confirm that is the city you are
00:24:35 00:24:51 correct that is the state that is our
00:24:46 00:24:55 zip that is our first name and that is
