00:01:30 00:01:36 certain hashtags or include certain
00:01:34 00:01:39 words but exclude others you can surf or
00:01:36 00:01:43 search for people it's a very robust and
00:01:39 00:01:46 how we use it as real estate agents is
00:01:43 00:01:48 very simple we're gonna go and you'll
00:01:46 00:01:52 see this in the description I'm gonna
00:01:48 00:01:56 copy and paste this real quick to show

00:10:45 00:10:50 respond to that tweet as quickly as
00:10:48 00:10:52 possible if it's pertinent of course you
00:10:50 00:10:54 saw on here that some of these are not
00:10:52 00:10:58 gonna are not going to make sense that
00:10:54 00:11:04 you that you're gonna be responding to
00:10:58 00:11:05 them so I mean some of these are this
00:11:04 00:11:08 person is graduating
00:11:05 00:11:10 this person it's official moving to
00:11:08 00:11:11 Dallas so some of these people you see
00:11:10 00:11:13 here
00:11:11 00:11:16 they haven't been replied to so you can
00:11:13 00:11:18 certainly replied it to them and I'll
00:11:16 00:11:23 show you how to do that in a few seconds
00:11:18 00:11:25 so Twitter I'm going to put Dallas so I
00:11:23 00:11:27 can identify it and it's going to send
00:11:25 00:11:31 you their username is going to send you
00:11:27 00:11:35 the link to that specific tweet so you
00:11:31 00:11:39 can find it when you're clicking through
00:11:35 00:11:42 as soon as you get that email review
00:11:39 00:11:46 finished if new tweet with those words
00:11:42 00:11:51 comes through receive notification and I
00:11:46 00:11:54 press finish you made a new applet so
00:11:51 00:11:58 now it's on dependent depending on the
00:11:54 00:12:00 area that you're in and how specific
00:11:58 00:12:02 that you made it you may be getting
00:12:00 00:12:04 blown up with emails if you put a very
00:12:02 00:12:08 generic phrase in there and you're
00:12:04 00:12:11 finding that a lot of the notifications
00:12:08 00:12:14 are junk then take that phrase out edit
00:12:11 00:12:17 this search so you're not having to
00:12:14 00:12:20 spend more time tracking down the the
00:12:17 00:12:23 nonsense then the benefit that you're
00:12:20 00:12:26 getting with an email so this avoids you
00:12:23 00:12:31 having to do the manual check on Twitter
00:12:26 00:12:32 every single morning or whenever you
00:12:31 00:12:35 have time or however you structure your
00:12:32 00:12:37 data so avoid you having to do that this
00:12:35 00:12:39 pulls your information this pulls the
00:12:37 00:12:41 information from Twitter and makes you
00:12:39 00:12:43 aware of it so that's really what I like
00:12:41 00:12:46 about the system where it's automated
00:12:43 00:12:48 and it's getting it's drawing my
00:12:46 00:12:51 attention versus me going the other way
00:12:48 00:12:54 and continually having to search every
00:12:51 00:12:57 morning or every midday or every evening
00:12:54 00:13:00 it just makes makes it that much better

00:13:00 00:13:07 gave you some ideas if you see a hey I'm

00:16:28 00:16:33 cities so if you're in the century 21 to

00:16:33 00:16:38 brokerages or you know you're with exp
00:16:35 00:16:40 that's a very common then up-and-coming
00:16:38 00:16:43 well it's already here it's a very big
00:16:40 00:16:45 brokerage so get some referral partners
00:16:43 00:16:46 in Houston's and the Dallas and the San
00:16:45 00:16:50 Antonio's the Austin's they'll pass
00:16:46 00:16:53 those Lubbock's of the world and get
00:16:50 00:16:55 some referral get some referral fees off
00:16:53 00:16:57 of that when people move here to Dallas
00:16:55 00:17:00 a I'm sorry when they people when people
00:16:57 00:17:04 move to Texas they think that anything
00:17:00 00:17:05 and everybody is accessible so I'll get
00:17:04 00:17:09 periodically I'll get calls about
00:17:05 00:17:10 working and Houston a lead in Houston
00:17:09 00:17:14 well I don't live in Houston I live in
00:17:10 00:17:14 Dallas even Fort Worth is sometimes a

00:17:14 00:17:18 a trek for me even though it's a
00:17:16 00:17:21 45-minute drive with a little bit of
00:17:18 00:17:24 traffic so what I'm getting here before
00:17:21 00:17:28 this runs way too long what I'm getting
00:17:24 00:17:31 what I'm getting at here is if you want
00:17:28 00:17:34 to grow beyond your immediate circle get
00:17:31 00:17:36 some other searches out there that are
00:17:34 00:17:38 Houston based or a Dallas based or San
00:17:36 00:17:40 Antonio based but have your referral
00:17:38 00:17:43 partners to where you can refer business
00:17:40 00:17:45 to them and get that referral commission
00:17:43 00:17:50 you don't always have to
00:17:45 00:17:52 select Dallas because chances are you
00:17:50 00:17:55 saw it right now not everybody is doing
00:17:52 00:17:59 this and a lot of these people have been
00:17:55 00:18:03 have asked a question or had in Dallas
00:17:59 00:18:06 and it's been several days already and
00:18:03 00:18:09 no one's reached out to them so that's
00:18:06 00:18:11 just a strategy again has been around

00:18:34 00:18:39 Twitter scene to where you don't have to
00:18:36 00:18:41 learn how to retweet how to tweet how to
00:18:39 00:18:43 like how to do anything and everything
00:18:41 00:18:47 like that all you need to do is create a
00:18:43 00:18:50 profile go to this search do your
00:18:47 00:18:53 automated system plug this in and then
00:18:50 00:18:57 just have a conversation you can see a
00:18:53 00:18:58 lot of opportunities to have since some
00:18:57 00:19:01 of these are gonna go somewhere some of
00:18:58 00:19:04 these are again then many of these are
00:19:01 00:19:06 gonna go nowhere but you need you need
00:19:04 00:19:07 to continually look for your pipeline
00:19:06 00:19:10 and as long as you're having
00:19:07 00:19:12 conversations conversations there's
00:19:10 00:19:14 gonna be opportunities that Twitter
00:19:12 00:19:18 provides to you that you didn't have to
00:19:14 00:19:20 work that hard for so anyway a promise
