00:01:55 00:02:00 license and you would love for them to
00:01:57 00:02:02 trust you with the probably the biggest
00:02:00 00:02:04 asset that they own because they owe you
00:02:02 00:02:06 a favor because right there in your
00:02:04 00:02:10 spirit of influence
00:02:06 00:02:12 yeah yeah you're gonna get that advice
00:02:10 00:02:16 you know what to a certain extent the
00:02:12 00:02:19 words but at the same time there are
00:02:16 00:02:22 other ways there are other ways than
00:02:19 00:02:24 showing your fresh new real estate
00:02:22 00:02:26 license and getting people to trust you
00:02:24 00:02:29 your yeah your sphere of influence to
00:02:26 00:02:30 trust you and really hey yeah let's go
00:02:29 00:02:32 ahead and trust our five hundred
00:02:30 00:02:34 thousand dollar home with this person
00:02:32 00:02:36 let's trust our million dollar home with
00:02:34 00:02:38 this person or our two hundred thousand
00:02:36 00:02:41 told whatever it is there's other ways
00:02:38 00:02:44 now I'm also not gonna tell you to just
00:02:41 00:02:46 pick up the phone in cold car yes there
00:02:44 00:02:47 is a place do not miss hear me there is
00:02:46 00:02:49 a place for cold calling but I want to
00:02:47 00:02:51 provide to you something differently
00:02:49 00:02:53 cold calling is something that you
00:02:51 00:02:56 probably got in your real estate school
00:02:53 00:02:58 where they don't really teach you how to
00:02:56 00:02:59 sell real estate they teach you laws
00:02:58 00:03:01 regulations and things of that nature
00:02:59 00:03:02 but they don't teach you how to market
00:03:01 00:03:07 yourself and how to actually get
00:03:02 00:03:10 business after you get that fresh new
00:03:07 00:03:11 real estate license so it won't provide
00:03:10 00:03:14 something different for you then I'm
00:03:11 00:03:19 also not gonna tell you to go around in
00:03:14 00:03:20 door knock I don't I don't know how many
00:03:19 00:03:23 more times I'll say it in this video but
00:03:20 00:03:26 there is a place for door knocking do
00:03:23 00:03:27 not miss hear me however that is what
00:03:26 00:03:29 you would get somewhere else door
00:03:27 00:03:31 knocking can be effective but you're
00:03:29 00:03:34 gonna need to knock on 500 doors in
00:03:31 00:03:37 order to get 3 people interested and
00:03:34 00:03:42 that's very demoralizing that is heart
00:03:37 00:03:44 breaking depending on how how you are
00:03:42 00:03:46 with rejection so if you're in sales and
00:03:44 00:03:49 especially if you're in this space you
00:03:46 00:03:53 are going to need to get at least
00:03:49 00:03:55 tolerate rejection you not to be okay
00:03:53 00:03:57 with it you don't have to you know
00:03:55 00:03:59 SuperDuper embrace it and me you know
00:03:57 00:04:01 the humble you said no to me and
00:03:59 00:04:04 actually I actually feel better because

00:04:18 00:04:22 but at the end of the day there's other
00:04:20 00:04:24 different ways that don't necessarily
00:04:22 00:04:27 involve that and there's other ways that
00:04:24 00:04:29 you can leverage your time without
00:04:27 00:04:30 having to go and do that because notike
00:04:29 00:04:33 that all of these are something that you
00:04:30 00:04:36 have to do every single every single day
00:04:33 00:04:39 every single every single week that if
00:04:36 00:04:41 you're not picking up that phone then
00:04:39 00:04:43 that task is not being completed so I
00:04:41 00:04:46 want to show you some different passive
00:04:43 00:04:50 ways three ways to get leads the first
00:04:46 00:04:53 one being post on Facebook marketplace
00:04:50 00:04:56 offer your listing on Facebook
00:04:53 00:04:59 marketplace because so many eyes are on
00:04:56 00:05:01 Facebook marketplace
00:04:59 00:05:03 and the more and more people that join
00:05:01 00:05:06 Facebook the more and more people that
00:05:03 00:05:09 are aware that Facebook marketplace is
00:05:06 00:05:13 even a thing more eyes are gonna be on
00:05:09 00:05:16 that property now I know what the common
00:05:13 00:05:20 pushback is because I get this daily why
00:05:16 00:05:23 don't have a listing your broker is most
00:05:20 00:05:24 likely has a listing so borrow a listing
00:05:23 00:05:26 from your broker or someone in your
00:05:24 00:05:27 brokerage or borrow a listing from
00:05:26 00:05:29 somebody outside of your brokerage if
00:05:27 00:05:31 you're in a boutique brokerage that
00:05:29 00:05:34 doesn't have too many listings or
00:05:31 00:05:36 somebody that's not um now wanting to
00:05:34 00:05:38 help you out in that respect so asking
00:05:36 00:05:40 for permission and then fully disclosed
00:05:38 00:05:41 disclosing depending on the state that
00:05:40 00:05:43 you're in
00:05:41 00:05:45 the verbage may change but fully
00:05:43 00:05:46 disclosure that's not your listing but
00:05:45 00:05:48 you're the one that presented this
00:05:46 00:05:51 opportunity out into the marketplace
00:05:48 00:05:54 where yes it's on the MLS
00:05:51 00:05:55 but if posted strategically on Facebook
00:05:54 00:05:58 marketplace you're gonna have so many
00:05:55 00:06:01 eyes on that and we are posting this
00:05:58 00:06:04 listing on Facebook marketplace you can
00:06:01 00:06:08 also add garage groups or community
00:06:04 00:06:10 groups buy sell real estate in Dallas
00:06:08 00:06:15 Texas as an example buy and sell real
00:06:10 00:06:18 estate in Fort Worth or garage goods for
00:06:15 00:06:20 for sale groups just look at their look
00:06:18 00:06:22 at those community groups and look at
00:06:20 00:06:24 their rules and regulations there
00:06:22 00:06:25 because they do get a bit protective if
00:06:24 00:06:27 you break the rules they're not gonna
00:06:25 00:06:29 give you a second chance they're just
00:06:27 00:06:30 gonna ban you but when you post on
00:06:29 00:06:32 Facebook marketplace
00:06:30 00:06:34 you have the option depending on how
00:06:32 00:06:35 many groups you're part of it supposed
00:06:34 00:06:39 to in that group as well so I encourage
00:06:35 00:06:43 you to out of that as your multiplier in
00:06:39 00:06:44 post again good pictures of your listing
00:06:43 00:06:47 or somebody else's listing that you've
00:06:44 00:06:50 asked permission for and have them reach
00:06:47 00:06:52 out to you for questions comments or
00:06:50 00:06:54 concerns because again you're the one
00:06:52 00:06:56 that presented the opportunity now the
00:06:54 00:06:59 reason Facebook marketplace has been so
00:06:56 00:07:01 successful is because that is tied to a
00:06:59 00:07:04 person that is tied to somebody that
00:07:01 00:07:07 they can click on and see your profile
00:07:04 00:07:09 they'll see who you are they there's
00:07:07 00:07:11 that they're wanting that familiarity
00:07:09 00:07:14 that it's just not somebody randomly out
00:07:11 00:07:16 there posting information now that's why
00:07:14 00:07:19 Facebook marketplace has been so
00:07:16 00:07:22 successful that there is that trust
00:07:19 00:07:24 factor that comes into hello hi miss
00:07:22 00:07:26 presenting this home so I'm going to
00:07:24 00:07:28 click on him okay it looks like he's an
00:07:26 00:07:31 agent okay that's fine we can we can
00:07:28 00:07:34 overcome that well it looks like he's
00:07:31 00:07:35 been a member of since 2007 yeah I don't
00:07:34 00:07:39 think this person would be out there
00:07:35 00:07:42 trying to screw people so there's that
00:07:39 00:07:47 familiar familiarity aspect to it now
00:07:42 00:07:50 the second thing posting on Craigslist
00:07:47 00:07:53 this is the biggest difference between
00:07:50 00:07:55 Facebook marketplace and Craigslist is
00:07:53 00:07:59 you don't have that familiarity in
00:07:55 00:08:01 Facebook you can click through you can
00:07:59 00:08:04 see that type of person that you're
00:08:01 00:08:06 dealing with because of that history on
00:08:04 00:08:07 their timeline assuming that they have
00:08:06 00:08:09 it open to the public
00:08:07 00:08:11 versus on Craigslist or whatever is
00:08:09 00:08:14 being posted on there you don't
00:08:11 00:08:17 necessarily know the type of person that
00:08:14 00:08:20 you're dealing with but at the same time
00:08:17 00:08:23 if you present when you post your
00:08:20 00:08:27 listing on Craigslist is which is what
00:08:23 00:08:29 I'm suggesting for free leads when you
00:08:27 00:08:31 post on Craigslist you want it to sound
00:08:29 00:08:34 as professional as possible you want it
00:08:31 00:08:36 to you want to pry as many options for
00:08:34 00:08:40 people to contact you so whenever you
00:08:36 00:08:41 have a listing or ie ask people whether
00:08:40 00:08:43 your brokerage as
00:08:41 00:08:45 agent within your brokerage or broke or
00:08:43 00:08:47 outside brokerages for permission to
00:08:45 00:08:51 post their listing when you post it on
00:08:47 00:08:52 Craigslist provide that ad copy that
00:08:51 00:08:55 reads professionally provide that ad
00:08:52 00:08:59 copy that invites people to contact you
00:08:55 00:09:02 now there are some people that are not
00:08:59 00:09:04 going to call but they're interested so
00:09:02 00:09:07 you may be wondering how do I get that
00:09:04 00:09:08 information invite them to text invite
00:09:07 00:09:12 them in the ad copy
00:09:08 00:09:15 hey for more information text Bishop two
00:09:12 00:09:19 nine nine seven two six nine five three
00:09:15 00:09:21 six seven six or text whatever the
00:09:19 00:09:23 street name of the property that you're
00:09:21 00:09:27 listing is so you know when you receive
00:09:23 00:09:31 it invite them to text that to your cell
00:09:27 00:09:33 phone or to a you can you can buy a
00:09:31 00:09:38 number to your office line that can do
00:09:33 00:09:39 text so VoIP line that you can text from
00:09:38 00:09:41 that if you don't feel comfortable
00:09:39 00:09:44 putting your mobile phone out there
00:09:41 00:09:45 invite them to text that so you're not
00:09:44 00:09:47 inviting them to call you they don't
00:09:45 00:09:50 have to email you or anything else like
00:09:47 00:09:53 that people are people don't have that
00:09:50 00:09:54 luxury of clicking through and seeing
00:09:53 00:09:57 the type of person that they're dealing
00:09:54 00:09:59 with that posted that home for sale they
00:09:57 00:10:03 don't have that luxury in Craigslist but
00:09:59 00:10:06 if you invite them to text you it at
00:10:03 00:10:08 least creates that distance and until
00:10:06 00:10:10 they get that familiarity of oh well
00:10:08 00:10:14 this person is not a bot this person is
00:10:10 00:10:15 not somebody that this person like
00:10:14 00:10:17 doesn't seem like they're gonna screw me
00:10:15 00:10:20 over this person is actually a realtor
00:10:17 00:10:21 and is willing to put their license
00:10:20 00:10:23 number out there and link to their
00:10:21 00:10:26 profiles this is a real person this is
00:10:23 00:10:29 somebody that I can trust
00:10:26 00:10:31 so first way to get free leads is
00:10:29 00:10:34 posting on Facebook marketplace the
00:10:31 00:10:36 second way is to post on Craigslist what
00:10:34 00:10:39 I really like about Craigslist is
00:10:36 00:10:42 because its intention based search
00:10:39 00:10:47 meaning when I go on Craigslist I'm
00:10:42 00:10:50 gonna type in houses for sale that is me
00:10:47 00:10:51 intentionally searching for houses for
00:10:50 00:10:54 so
00:10:51 00:10:56 on Facebook you get that as an element
00:10:54 00:10:59 of that as well but on Craigslist you're
00:10:56 00:11:01 only going to Craigslist to search for
00:10:59 00:11:03 whatever you're searching to buy or
00:11:01 00:11:05 whatever service you're looking for its
00:11:03 00:11:08 intention based while on Facebook
00:11:05 00:11:11 something could splash across your
00:11:08 00:11:13 screen from Facebook marketplace and it
00:11:11 00:11:15 deviates you from having an exchange
00:11:13 00:11:18 with your friends or messaging or
00:11:15 00:11:22 reading to people's profiles and then
00:11:18 00:11:24 it's kind of disruptive advertising
00:11:22 00:11:27 disruptive marketing so there's that
00:11:24 00:11:30 aspect so the intention based search on
00:11:27 00:11:37 Craigslist is awesome now the third way
00:11:30 00:11:39 is to create a YouTube video yeah I know
00:11:37 00:11:41 some of you are not comfortable with
00:11:39 00:11:44 being in front of the camera but let me
00:11:41 00:11:48 tell you that cut the way that people
00:11:44 00:11:51 are consuming content you right now
00:11:48 00:11:54 think about it you're watching this
00:11:51 00:11:57 video it's video is being consumed at
00:11:54 00:11:59 such an incredible rate whether that's
00:11:57 00:12:03 on Twitter whether that's on Facebook
00:11:59 00:12:06 Instagram snapchat LinkedIn now LinkedIn
00:12:03 00:12:07 now has a live feature you can go live
00:12:06 00:12:11 on LinkedIn
00:12:07 00:12:12 a lot of the widgets that you see or a
00:12:11 00:12:14 lot of capabilities that you see on
00:12:12 00:12:17 Facebook make their way into Instagram
00:12:14 00:12:19 because Facebook owns Instagram or vice
00:12:17 00:12:20 versa some of the things in this to
00:12:19 00:12:22 Graham make their way to Facebook but
00:12:20 00:12:23 ultimately their make their way on to
00:12:22 00:12:25 LinkedIn

00:13:26 00:13:33 that's a small footprint but that's my
00:13:30 00:13:35 brand real estate that I have on on
00:13:33 00:13:38 YouTube that's the amount of real estate
00:13:35 00:13:40 that I hold in YouTube where every
00:13:38 00:13:44 single day I'm getting hundreds of views
00:13:40 00:13:48 into thousands of views at this point so
00:13:44 00:13:50 it's working people are reaching out to
00:13:48 00:13:52 me and that's I have another channel
00:13:50 00:13:54 directly helping buyers sellers and
00:13:52 00:13:58 investors as well and I'm replicating
00:13:54 00:14:00 the process so these are free views it
00:13:58 00:14:01 takes a little bit of effort it takes a
00:14:00 00:14:04 little bit more effort than the two that
00:14:01 00:14:06 I suggested but once this is up I put
