00:00:34 00:00:39 eye on that has been going bananas now
00:00:37 00:00:40 just kind of give you a perspective of
00:00:39 00:00:42 my standpoint on here
00:00:40 00:00:44 my portfolio is predominantly real
00:00:42 00:00:46 estate i have a little bit of stoks
00:00:44 00:00:46 very little bit with crypto i've been in
00:00:46 00:00:49 and out of that
00:00:46 00:00:50 but mostly cash so i'm in an interesting
00:00:49 00:00:52 position
00:00:50 00:00:53 um i've had a lot of things go really
00:00:52 00:00:55 well over the last 12 months a lot
00:00:53 00:00:56 not go so well we're going to tok
00:00:55 00:00:58 through some of that i'm going to give
00:00:56 00:00:58 you my prediction on what's going on
00:00:58 00:01:00 with the market
00:00:58 00:01:02 kind of where i see the most value and
00:01:00 00:01:04 opportunity over the coming years
00:01:02 00:01:04 especially with a new leader right a new
00:01:04 00:01:06 president
00:01:04 00:01:07 in the states all right so this should
00:01:06 00:01:07 be very interesting if you're excited

00:01:11 00:01:14 crypto real estate i've never really
00:01:13 00:01:16 been one to follow politiks it just
00:01:14 00:01:18 it's not really up my alley it doesn't
00:01:16 00:01:20 interest me a ton however
00:01:18 00:01:21 now from an investment perspective it
00:01:20 00:01:23 has been affecting me a lot so it's
00:01:21 00:01:25 something i keep my eye on
00:01:23 00:01:27 now for an overall market perspective
00:01:25 00:01:29 generalized the stok market
00:01:27 00:01:30 did actually have a pretty hard pullback
00:01:29 00:01:32 uh you know i don't know if you'd call
00:01:30 00:01:34 it a full crash obviously but
00:01:32 00:01:36 for a pretty hard pullback uh right when
00:01:34 00:01:36 it looked like biden was going to be
00:01:36 00:01:38 president
00:01:36 00:01:40 donald trump did call that which was
00:01:38 00:01:42 pretty funny i have to give him that he
00:01:40 00:01:43 literally directly said that when they
00:01:42 00:01:45 were going head to head of who was going
00:01:43 00:01:46 to become president for the next term
00:01:45 00:01:48 biden doesn't know he's alive without
00:01:46 00:01:49 crazy the markets have been it actually
00:01:48 00:01:51 quickly recovered and has actually
00:01:49 00:01:53 increased by 14.3 percent
00:01:51 00:01:55 between election day and the
00:01:53 00:01:56 inauguration day which if i'm not
00:01:55 00:01:58 mistaken is the single
00:01:56 00:02:00 highest increase between those two
00:01:58 00:02:01 points in any presidency
00:02:00 00:02:03 which is pretty crazy and it wasn't like
00:02:01 00:02:05 by a little bit i mean it like surpassed
00:02:03 00:02:06 it by a good amount so
00:02:05 00:02:08 it was really interesting to see that
00:02:06 00:02:10 the fact that the market's been up
00:02:08 00:02:12 so much and that has a little bit of
00:02:10 00:02:12 wobbliness and then continues to push
00:02:12 00:02:14 further
00:02:12 00:02:16 which i personally did not expect i
00:02:14 00:02:18 thought we would see a bigger pullback
00:02:16 00:02:19 from a stok market perspective
00:02:18 00:02:21 obviously things are still kind of
00:02:19 00:02:22 settling down and becoming a little less
00:02:21 00:02:23 volatile
00:02:22 00:02:26 but we'll see what happens okay now
00:02:23 00:02:28 continuing on with the overall market
00:02:26 00:02:29 it seems like joe in my opinion people
00:02:28 00:02:30 are going to argue with this
00:02:29 00:02:33 doesn't really understand how the
00:02:30 00:02:35 economy works however he wants to print
00:02:33 00:02:37 two trillion dollars and wipe out
00:02:35 00:02:39 anywhere from ten thousand dollars
00:02:37 00:02:41 to fifty thousand dollars of student
00:02:39 00:02:44 loan debt for each
00:02:41 00:02:46 student okay this slightly scares me but
00:02:44 00:02:48 it's also good news for real estate so
00:02:46 00:02:50 i mean this is just gonna even cause
00:02:48 00:02:52 more issues i think there's already been
00:02:50 00:02:53 over 10 trillion dollars printed
00:02:52 00:02:55 with things that were going on with
00:02:53 00:02:56 trump they tried to bury the first four
00:02:55 00:02:58 and it was like very interesting to see
00:02:56 00:02:59 what's been going on but if he tries to
00:02:58 00:03:00 do this
00:02:59 00:03:02 it's not helping the problem and as
00:03:00 00:03:04 someone who supports the american
00:03:02 00:03:06 education system in a small way
00:03:04 00:03:08 i'm not someone who truly believes in
00:03:06 00:03:08 college unless you know exactly what you
00:03:08 00:03:10 want to do
00:03:08 00:03:11 and it requires that hey i want to
00:03:10 00:03:12 become a lawyer cool do it if you need
00:03:11 00:03:14 to use debt to do it
00:03:12 00:03:16 that's totally fine but look at the roi
00:03:14 00:03:18 when there's kids coming out of school
00:03:16 00:03:20 with 280 000 in debt and they're an art
00:03:18 00:03:20 major and they can't even get any job in
00:03:20 00:03:22 their field
00:03:20 00:03:24 that's not a good investment it doesn't
00:03:22 00:03:25 make sense i know so many people
00:03:24 00:03:26 who don't even know what they want to do
00:03:25 00:03:28 yet but they're still in school and
00:03:26 00:03:31 they're taking out debt to do that
00:03:28 00:03:33 so even if biden wants to wipe out he
00:03:31 00:03:33 said ten thousand now i think the the
00:03:33 00:03:35 senate
00:03:33 00:03:37 or whoever is trying to get him to push
00:03:35 00:03:37 for fifty thousand dollars with student
00:03:37 00:03:39 debt
00:03:37 00:03:41 first of all that's gonna negatively
00:03:39 00:03:43 impact the economy in multiple ways
00:03:41 00:03:45 you've got the debt that is now directly
00:03:43 00:03:46 gone and not gonna be paid back right
00:03:45 00:03:47 student loans kind of the only debt you
00:03:46 00:03:49 have to pay back but if you wipes out a
00:03:47 00:03:51 chunk of that for every single student
00:03:49 00:03:52 that's going to create an issue from a
00:03:51 00:03:54 secondary perspective what about all the
00:03:52 00:03:56 kids who are going to be going into
00:03:54 00:03:56 college in a year in two years in five
00:03:56 00:03:59 years
00:03:56 00:04:01 and see that these other students had 10
00:03:59 00:04:02 to fifty thousand dollars wiped out
00:04:01 00:04:03 they're now going to expect the
00:04:02 00:04:04 reduction otherwise that's not going to
00:04:03 00:04:06 be fair
00:04:04 00:04:07 so that's going to slowly create this
00:04:06 00:04:09 whole it's called trichonomics
00:04:07 00:04:11 it's going to just trickle down and
00:04:09 00:04:13 cause this huge economic issue
00:04:11 00:04:14 in terms of school pricing now i
00:04:13 00:04:15 personally believe that colleges are way
00:04:14 00:04:17 overpriced it's one of the most
00:04:15 00:04:18 profitable businesses
00:04:17 00:04:20 so i would like to see that price come
00:04:18 00:04:22 down however i'm not really too sure
00:04:20 00:04:23 exactly how that would affect it but it
00:04:22 00:04:24 certainly would not be in a good way for
00:04:23 00:04:26 the economy so
00:04:24 00:04:28 i completely disagree with the print 2
00:04:26 00:04:29 million or two trillion dollars excuse
00:04:28 00:04:30 me not two million
00:04:29 00:04:32 print two trillion dollars and attempt
00:04:30 00:04:33 to wipe out that debt i think that's
00:04:32 00:04:35 absolutely foolish
00:04:33 00:04:37 now i do think we will see some market
00:04:35 00:04:38 pullback in certain sectors however
00:04:37 00:04:39 but a lot of the growth this is what a
00:04:38 00:04:41 lot of people aren't keeping in mind oh
00:04:39 00:04:42 the stok market's up this stok has
00:04:41 00:04:45 gone up by
00:04:42 00:04:47 60 but a lot of the stoks
00:04:45 00:04:48 it's truly just been recovery so for an
00:04:47 00:04:50 example
00:04:48 00:04:52 in march april may of 2020 when things
00:04:50 00:04:54 were really starting to crash
00:04:52 00:04:56 airlines were going to crap i bought a
00:04:54 00:04:57 lot six figures worth not a crazy amount
00:04:56 00:05:00 but a good amount
00:04:57 00:05:01 of delta boeing i bought a lot of tesla
00:05:00 00:05:02 i had a bunch of different stoks
00:05:01 00:05:04 different sectors a little bit of urgent
00:05:02 00:05:04 galactik here a little bit of this over
00:05:04 00:05:06 there
00:05:04 00:05:08 and i was mostly buying in the airline
00:05:06 00:05:10 space so when i was buying
00:05:08 00:05:11 boeing at ninety three dollars at a
00:05:10 00:05:12 hundred and five dollars a hundred and
00:05:11 00:05:13 ten dollars
00:05:12 00:05:15 and it's normally a 300 plus dollar
00:05:13 00:05:16 stok and that company is not going
00:05:15 00:05:18 anywhere because as
00:05:16 00:05:19 military and civilian use i was buying
00:05:18 00:05:20 it at a deep discount
00:05:19 00:05:22 well now that stok everybody's like
00:05:20 00:05:25 it's gone up so much it's getting huge
00:05:22 00:05:27 it's still below where it was a year ago
00:05:25 00:05:28 so you just have to keep that in
00:05:27 00:05:30 perspective it's now back into the low
00:05:28 00:05:31 to mid twos
00:05:30 00:05:33 so you just have to like put that in
00:05:31 00:05:35 perspective and see
00:05:33 00:05:36 i think that the market is still kind of
00:05:35 00:05:38 all over the place
00:05:36 00:05:40 and i don't know how much further some
00:05:38 00:05:42 of these stoks can push up obviously
00:05:40 00:05:43 natural growth over time but if they're
00:05:42 00:05:44 pretty much already back up to where
00:05:43 00:05:46 they were
00:05:44 00:05:48 then you got to kind of reevaluate the
00:05:46 00:05:48 actual company and what its financials
00:05:48 00:05:51 have been
00:05:48 00:05:52 since all this has happened some stoks
00:05:51 00:05:54 in terms of the company's valuation the
00:05:52 00:05:57 company has now been making more money
00:05:54 00:05:58 so i think those could continue pushing
00:05:57 00:05:59 but a lot haven't you know like stoks
00:05:58 00:06:01 that i'd be in for the long term and
00:05:59 00:06:02 this is not financial advice
00:06:01 00:06:04 tesla i don't think that's going
00:06:02 00:06:05 anywhere and over the long run you'll do
00:06:04 00:06:06 well with that
00:06:05 00:06:07 same with boeing same with apple
00:06:06 00:06:08 companies like that that just aren't
00:06:07 00:06:10 going anywhere
00:06:08 00:06:11 i think they're still on a slight bit of
00:06:10 00:06:13 a discount obviously would have been
00:06:11 00:06:14 better if you were buying six months ago
00:06:13 00:06:15 or a year ago
00:06:14 00:06:18 but it's been really interesting to
00:06:15 00:06:20 watch this recovery now a side note
00:06:18 00:06:22 crypto has been going absolutely wild
00:06:20 00:06:22 this is mostly because people are very
00:06:22 00:06:25 concerned
00:06:22 00:06:27 about the us dollar now if uh biden
00:06:25 00:06:27 tries to print another two trillion
00:06:27 00:06:29 dollars
00:06:27 00:06:31 that's not going to help the normal
00:06:29 00:06:32 economy tied to the u.s dollars in
00:06:31 00:06:34 certain ways
00:06:32 00:06:36 it will definitely help inflate crypto
00:06:34 00:06:38 even more and it will start to inflate
00:06:36 00:06:40 real estate prices even more which i
00:06:38 00:06:40 didn't think we'd see a boom as big as
00:06:40 00:06:42 we did
00:06:40 00:06:44 but we have and here we are so just to
00:06:42 00:06:46 give you a quick visual between this
00:06:44 00:06:47 election day and inauguration day
00:06:46 00:06:49 market increase i want you to take a
00:06:47 00:06:51 look at this quick chart showing kind of
00:06:49 00:06:52 last dozen presidents or so
00:06:51 00:06:55 you can see exactly what happened like
00:06:52 00:06:57 obama it was negative 20
00:06:55 00:06:59 between those so absolutely insane trump
00:06:57 00:07:02 up six then you have
00:06:59 00:07:03 up over 14 with biden so
00:07:02 00:07:05 kind of interesting i just like to look
00:07:03 00:07:06 at those stats and kind of be familiar
00:07:05 00:07:08 and aware with what's going on
00:07:06 00:07:09 now from a real estate perspective this
00:07:08 00:07:11 is where i've put a huge amount on my
00:07:09 00:07:12 focus this is where i study and research
00:07:11 00:07:13 the most
00:07:12 00:07:15 because it affects me the largest i've
00:07:13 00:07:17 got a 2.5 million
00:07:15 00:07:18 real estate portfolio give or take and
00:07:17 00:07:20 it's been going through the roof those
00:07:18 00:07:23 values are continuing to get pushed up
00:07:20 00:07:24 very very quickly now your interest
00:07:23 00:07:26 rates have started climbing back
00:07:24 00:07:28 up this is not largely in part due to
00:07:26 00:07:29 joe biden this was already on its way
00:07:28 00:07:31 back up because as soon as the market
00:07:29 00:07:32 started crashing there were some issues
00:07:31 00:07:34 going on when
00:07:32 00:07:35 covet hit well you see that the fed
00:07:34 00:07:36 announced the rates were dropping and
00:07:35 00:07:38 they weren't just dropping them a little
00:07:36 00:07:40 bit i mean the rates ended up lower
00:07:38 00:07:41 than they've ever been in whatever what
00:07:40 00:07:43 60 years 70 years
00:07:41 00:07:45 absolutely insane so you saw a lot of
00:07:43 00:07:46 people doing cash out refunds
00:07:45 00:07:48 a lot of people just doing normal
00:07:46 00:07:48 refunds to go down to a lower percentage
00:07:48 00:07:50 so
00:07:48 00:07:52 a lot of people were taking advantage of
00:07:50 00:07:53 that and it was interesting to see
00:07:52 00:07:55 what the government wanted to do in
00:07:53 00:07:57 terms of securing new debt now
00:07:55 00:07:58 because of the nature of what was going
00:07:57 00:07:59 on there was not a lot of people selling
00:07:58 00:08:01 homes because people didn't want to go
00:07:59 00:08:02 outside for a period you couldn't go
00:08:01 00:08:04 toward a new house
00:08:02 00:08:05 or an apartment so people just weren't
00:08:04 00:08:07 moving as much so
00:08:05 00:08:09 people who own real estate and rent it
00:08:07 00:08:11 out their renewal rates were much higher
00:08:09 00:08:13 and then the prices of homes went
00:08:11 00:08:13 through the roof because there was a lot
00:08:13 00:08:16 less
00:08:13 00:08:17 supply it's just basic supply and demand
00:08:16 00:08:19 and a lot of people were trying to buy
00:08:17 00:08:20 because now they can afford more house
00:08:19 00:08:22 due to the lower rate
00:08:20 00:08:24 it's really interesting to see um and it
00:08:22 00:08:25 was already on its way up in terms of
00:08:24 00:08:27 the rate as things started reopening and
00:08:25 00:08:27 the economy was more stable getting back
00:08:27 00:08:29 to
00:08:27 00:08:31 normal now as people continue to not
00:08:29 00:08:32 move much like we just said less lease
00:08:31 00:08:34 turnover
00:08:32 00:08:35 and it's just simple supply and demand
00:08:34 00:08:36 that's what's been going on with real
00:08:35 00:08:37 estate
00:08:36 00:08:38 i'm very curious to see how it's going
00:08:37 00:08:40 to go over the next two to three years i
00:08:38 00:08:41 don't think that we'll ever see
00:08:40 00:08:43 a crash like we did in 08 in terms of
00:08:41 00:08:45 real estate it's too regulated
00:08:43 00:08:47 it is too stable i think that we might
00:08:45 00:08:49 see a lot slower growth i think that
00:08:47 00:08:49 what's happened over the last 12 months
00:08:49 00:08:51 is
00:08:49 00:08:52 definitely unique and i don't think it
00:08:51 00:08:54 will continue at that crazy rate my
00:08:52 00:08:57 market's been going up over
00:08:54 00:08:59 20 percent even more than that 23 25
00:08:57 00:09:00 over the last year i definitely don't
00:08:59 00:09:02 think that that will repeat itself but i
00:09:00 00:09:04 think we might see a 15
00:09:02 00:09:05 or 17 percent and then a 14 you know
00:09:04 00:09:05 something like that where just like kind
00:09:05 00:09:07 of
00:09:05 00:09:09 slows down a little bit but it's not
00:09:07 00:09:10 showing any signs of slowing down as of
00:09:09 00:09:12 right now so
00:09:10 00:09:14 if joe succeeds with printing at two
00:09:12 00:09:15 trillion dollars which i would severely
00:09:14 00:09:17 doubt but we'll see
00:09:15 00:09:18 number one i would buy more crypto if
00:09:17 00:09:20 that happens but i would also
00:09:18 00:09:22 buy a lot more real estate because it
00:09:20 00:09:24 will drive up the real estate price
00:09:22 00:09:26 simple inflation and that's why i own
00:09:24 00:09:27 real estate it's a hedge against that
00:09:26 00:09:29 inflation so
00:09:27 00:09:31 for me in in terms of these uncertain
00:09:29 00:09:32 times you could call it that's what a
00:09:31 00:09:34 lot of people are calling it
00:09:32 00:09:36 there's two routes that i see a lot of
00:09:34 00:09:36 people taking some of my friends are
00:09:36 00:09:39 either
00:09:36 00:09:40 100 crypto i have a friend who literally
00:09:39 00:09:43 had to borrow money from another friend
00:09:40 00:09:45 for his like 2 000 rent because he had
00:09:43 00:09:46 sunk millions into crypto and literally
00:09:45 00:09:47 just didn't have any cash
00:09:46 00:09:48 and so it's like a little cash flow
00:09:47 00:09:50 issue for a couple days and it's kind of
00:09:48 00:09:52 funny but he's made
00:09:50 00:09:53 millions of dollars in probably the last
00:09:52 00:09:54 six months and he's been telling me at
00:09:53 00:09:56 all these different points buy
00:09:54 00:09:57 buy bitcoin at this buy this one at this
00:09:56 00:09:58 buy link buy through like all this stuff
00:09:57 00:10:00 and i'm like
00:09:58 00:10:02 no i won't because it just goes against
00:10:00 00:10:04 my investing strategy right now
00:10:02 00:10:06 i'm heavy on the real estate side
00:10:04 00:10:09 especially from an inflation perspective
00:10:06 00:10:11 it's not that you know i want to be tied
00:10:09 00:10:12 to the u.s dollar i think real estate in
00:10:11 00:10:13 terms of the type of real estate that i
00:10:12 00:10:15 buy is not going anywhere
00:10:13 00:10:16 but it's a direct hedge against
00:10:15 00:10:18 inflation as that goes up mine goes up
00:10:16 00:10:20 so it's being untouched
00:10:18 00:10:22 while producing cash flow while gaining
00:10:20 00:10:24 equity a lot of different things and
00:10:22 00:10:27 securing some very very low rates my
00:10:24 00:10:29 most expensive property is a 4.25
00:10:27 00:10:31 and that's because i didn't refinance
00:10:29 00:10:32 because i thought i was gonna sell it
00:10:31 00:10:34 now i'm not gonna sell it because the
00:10:32 00:10:36 market continues to skyrocket
00:10:34 00:10:38 and the property does okay in terms of
00:10:36 00:10:40 cash flow so everything else is in the
00:10:38 00:10:42 low threes or lower which is crazy
00:10:40 00:10:43 that debt just based on inflation it's
00:10:42 00:10:44 pretty much free money in terms of the
00:10:43 00:10:45 loan
00:10:44 00:10:47 so it's really interesting to see but
00:10:45 00:10:48 from a real estate perspective that's
00:10:47 00:10:50 what's going on so
00:10:48 00:10:51 what i recommend to people if you have a
00:10:50 00:10:53 lot of cash
00:10:51 00:10:55 you don't want to hold it in cash i have
00:10:53 00:10:57 a friend who has i don't know exactly
00:10:55 00:10:59 i'd say probably five to ten million
00:10:57 00:11:01 dollars just in his bank account sitting
00:10:59 00:11:03 in cash he won't buy crypto he won't buy
00:11:01 00:11:04 much stoks he won't buy real estate and
00:11:03 00:11:05 it's really interesting to see it's like
00:11:04 00:11:06 dude your money is just going down
00:11:05 00:11:08 especially
00:11:06 00:11:10 as inflation picks up and there's more
00:11:08 00:11:12 issues like that i don't think that's a
00:11:10 00:11:13 good move because your money is just
00:11:12 00:11:14 becoming worth less and less
00:11:13 00:11:16 so if you're sitting on a large amount
00:11:14 00:11:17 of cash do something with it you know
00:11:16 00:11:19 that's the whole idea the difference
00:11:17 00:11:21 between being rich and wealthy
00:11:19 00:11:22 the wealthy invest in the assets they
00:11:21 00:11:24 invest into things you want your money
00:11:22 00:11:26 to make you more money otherwise your
00:11:24 00:11:27 money sit-in is just losing money
00:11:26 00:11:29 now if you don't have a lot of money if
00:11:27 00:11:30 you have 1300 plus your stimulus checks
00:11:29 00:11:32 sitting in the bank
00:11:30 00:11:34 well the focus changes because buying a
00:11:32 00:11:35 thousand dollars of crypto is not going
00:11:34 00:11:36 to do anything for you and this is just
00:11:35 00:11:39 my perspective
00:11:36 00:11:39 i would always say you need to put time
00:11:39 00:11:42 attention
00:11:39 00:11:43 and a lot of focus just on the income
00:11:42 00:11:44 because you need to get the income to
00:11:43 00:11:46 then
00:11:44 00:11:48 be able to solve these other problems
00:11:46 00:11:49 but the problem of inflation doesn't
00:11:48 00:11:50 really impact you if you don't have a
00:11:49 00:11:52 ton of cash sitting
00:11:50 00:11:54 or whatever because there's other more
00:11:52 00:11:56 pressing issues at the forefront so
00:11:54 00:11:57 that's why i always tok about starting
00:11:56 00:11:59 businesses and different side hustles
00:11:57 00:12:00 someone who's a software engineer and
00:11:59 00:12:02 they're only two years into their four
00:12:00 00:12:02 years of school i recommended with their
00:12:02 00:12:04 skills
00:12:02 00:12:06 they start freelancing online he said oh
00:12:04 00:12:07 no that doesn't really work and so i
00:12:06 00:12:08 sent him a screenshot
00:12:07 00:12:10 that my friend sent me from his online
00:12:08 00:12:11 freelancing account my friend makes a
00:12:10 00:12:13 quarter million dollars a year just
00:12:11 00:12:15 freelancing software and websites online

00:12:27 00:12:30 go ahead and do some real estate
00:12:28 00:12:32 whatever it is that you want to do you
00:12:30 00:12:32 know all that stuff is super interesting

00:12:32 00:12:35 that's kind of the overall market update
00:12:34 00:12:37 and what i see happening i think we will
00:12:35 00:12:39 see some slowed down growth
00:12:37 00:12:40 in certain sectors i think real estate
00:12:39 00:12:42 will slow down a little bit
00:12:40 00:12:44 still be going up very aggressively i
00:12:42 00:12:45 think the stok market is calming down
00:12:44 00:12:47 in terms of its volatility
00:12:45 00:12:49 obviously you have your certain runners
00:12:47 00:12:51 that are going bananas here and there
00:12:49 00:12:52 even tesla's calm down a little bit but
00:12:51 00:12:55 we will see what happens i think right
00:12:52 00:12:56 now crypto is the most volatile space so
00:12:55 00:12:58 if that's something you are buying or
00:12:56 00:13:00 investing in please be careful and again
00:12:58 00:13:02 any money that you are doing uh in terms
00:13:00 00:13:04 of investing should always be money that
00:13:02 00:13:06 tiknically you'd be comfortable losing
